<div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H2 style="font-size:1.0em;margin:0.0px"></H2> </div><div><p><b><u>Job Purpose</u></b></p> <ul> <li>Responsible for the overall management of the company’s assigned building / portfolio.</li> <li>Taking up the ownership to oversee all processes of building operations and establish accountability for all subordinates.</li> <li>Taking a ‘helicopter view’ to ensure Key Performance Indicators (KPI) are met.</li> </ul> <p> </p> <p><b><u>Key Responsibilities</u></b></p> <ul> <li>Ensure all policies and procedures are fit for-purpose, make recommendations for improvements and ensure that any changes deemed necessary by the business are implemented.</li> <li>Define, develop, manage, and control the property management budget of the assigned property to ensure effective and efficient implementation of budgetary process. Make value for money procurement decisions.</li> <li>Recommend strategic plans for business development and service scopes as to align with market/company changes.</li> <li>Safeguard landlord's rights and to comply with prevailing related statutory requirements. </li> <li>Work closely with all stakeholders to ensure building/ portfolio is well managed. </li> <li>Build and continuously strengthen good relationship with tenants.</li> <li>Ensure the assigned portfolio have first class management and maintenance services and recommend improvement where necessary.</li> <li>Co-ordinate with technical services & customer service teams and other internal departments to ensure effective provision of tenant management services.</li> <li>Build and capitalize on key external networking and generally keep abreast of market (including industry and competitor) trends.</li> <li>Select, motivate, retain and develop staff members to meet current and future organizational needs.</li> <li>Implement sustainability and operation efficiency initiatives.</li> <li>Perform any other duties as assigned by the Senior.</li> </ul> <p> </p> <p><b><u>Skills, Qualifications and Experience Requirements</u></b></p> <ul> <li>University graduate with related property management qualification or equivalent</li> <li>Minimum 10 years’ experience in property management with at least 5 years’ in managerial level. Experiences with pre-management of commercial property and shopping arcade will be considered</li> <li>Excellent people management skill and client relationship management</li> <li>Proficiency in both spoken and written English and Chinese</li> <li>Committed to a positive attitude</li> <li>Holder of PMP (Tier 1/ Tier 2) Licence</li> <li>Candidate with less experiences will be considered as Property Manager. </li> </ul> </div></div></div>
