本ポジションでは、不動産売買に関する契約事務、重要事項説明、取引管理、コンプライアンス対応など、日々の不動産業務を円滑かつ適正に運営するための中核的な役割を担っていただきます。
日本の不動産取引に関する法令や実務を十分に理解し、契約関連書類を正確かつ自立して作成・管理できる方を歓迎します。また、社内外の関係者と円滑に連携しながら、業務改善やオペレーションの標準化にも積極的に取り組んでいただける方を求めています。
主な業務内容
専任宅地建物取引士業務
• 専任宅地建物取引士として必要な登録・資格・法定配置要件を維持・管理する
コンプライアンス・宅建業免許管理
• 日常の法令遵守体制の管理
• 宅地建物取引業免許の新規申請・更新・変更届出・行政対応のサポート
契約・取引管理
• 契約締結前の物件・権利関係・管理状況・取引内容の確認
• 売買契約書、重要事項説明書および関連書類の作成・確認・管理
重要事項説明・決済対応
• 宅地建物取引業法に基づく重要事項説明の実施
• 契約書作成から決済・引渡しまでの取引全体の進行管理
リスク・進捗管理
• 契約書類、承認事項、契約条件、入金状況、各種期限の管理
• コンプライアンス上のリスクを把握し、改善提案を行う
関係各所との調整
• 社内各部署
• 売主・買主
• 不動産仲介会社
• 司法書士
• 金融機関
• 管理会社
• その他関係者との連携・調整
業務改善
• 取引記録・法定帳簿の適切な管理
• 業務フロー、チェックリスト、SOP(標準業務手順書)の継続的な改善
応募資格
• 有効な宅地建物取引士証を保有し、当社の専任宅地建物取引士として登録可能な方
• フルタイム勤務が可能で、主に東京オフィスの取引業務を担当できる方
• 日本国内における不動産売買事務の実務経験3年以上
• 売買契約書・重要事項説明書の作成・確認・運用を自立して行った経験
• 日本の住宅売買に関する一連の実務フローおよび宅地建物取引業法に関する知識
• 社内外の関係者と円滑に連携できるコミュニケーション能力
• 複数案件を正確かつ期限内に管理できる高い事務処理能力
• 自律性、問題解決能力、リスク管理意識、責任感、守秘義務意識および高い職業倫理を有する方
歓迎する経験・スキル
• 海外のお客様や外国籍のお客様への対応経験
• 契約書作成から決済・引渡しまで一連の取引管理経験
• コンプライアンス業務や業務改善プロジェクトの経験
• 日常会話レベル以上の英語力

Position : Real Estate Transaction Administrator / Dedicated Real Estate Transaction Specialist
Location: Tokyo
Position Overview
H2 Christie's International Real Estate is seeking a Real Estate Transaction Administrator to serve as the Dedicated Real Estate Transaction Specialist for our Tokyo office.
This position plays a central role in ensuring the smooth and compliant operation of day-to-day real estate transactions, including contract administration, Explanations of Important Matters, transaction management, and compliance-related responsibilities.
We are looking for someone with a strong understanding of Japanese real estate procedures and regulations who can independently and accurately prepare and manage transaction-related documents. The ideal candidate will also be able to coordinate effectively with both internal and external parties while proactively contributing to process improvement and operational standardization.
Key Responsibilities
Dedicated Real Estate Transaction Specialist Responsibilities
• Maintain and manage all required registration, certification, and statutory staffing requirements as the company's Dedicated Real Estate Transaction Specialist.
Compliance & Real Estate Brokerage Licence Management
• Manage day-to-day regulatory compliance.
• Support new applications, renewals, amendment filings, and administrative procedures related to the company's real estate brokerage licence.
Contract & Transaction Management
• Verify property information, ownership, management status, and transaction details before contract execution.
• Prepare, review, and manage sales and purchase agreements, Explanations of Important Matters, and related documents.
Explanations of Important Matters & Settlement Coordination
• Deliver Explanations of Important Matters in accordance with the Real Estate Brokerage Act.
• Manage the overall transaction process from contract preparation through settlement and handover.
Risk & Progress Management
• Manage contract documents, approvals, contractual conditions, payment status, and various deadlines.
• Identify compliance risks and make recommendations for improvement.
Coordination with Relevant Parties
• Coordinate and communicate with:
• Internal departments
• Sellers and buyers
• Real estate brokerage companies
• Judicial scriveners
• Financial institutions
• Property management companies
• Other relevant parties
Process Improvement
• Maintain accurate transaction records and statutory books and records.
• Continuously improve workflows, checklists, and Standard Operating Procedures (SOPs).
Qualifications
• Hold a current and valid Real Estate Transaction Specialist certificate and be eligible to register as the company's Dedicated Real Estate Transaction Specialist.
• Able to work full-time and primarily support transactions for the Tokyo office.
• At least 3 years of practical experience in Japanese real estate sales transaction administration.
• Experience independently preparing, reviewing, and managing sales and purchase agreements and Explanations of Important Matters.
• Strong knowledge of the full Japanese residential real estate transaction process and the Real Estate Brokerage Act.
• Strong communication skills and the ability to coordinate effectively with internal and external stakeholders.
• Strong administrative and organizational skills, with the ability to manage multiple transactions accurately and meet strict deadlines.
• Strong independence, problem-solving ability, risk awareness, sense of responsibility, confidentiality, and professional ethics.
Preferred Experience & Skills
• Experience supporting international or non-Japanese clients.
• Experience managing transactions from contract preparation through settlement and handover.
• Experience in compliance-related work or process improvement projects.
• English communication skills at a conversational level or above.
What We Offer / Employee Benefits
• Monthly salary ¥300,000~¥450,000 depending on experience
• Bonus scheme based on personal and business performance.
• Commuting allowance of JPY 10,000 per month.
