The Team We are seeking an Specialist SAC to join American Tower’s Spain Real Estate Transactions team within our Property Management organization. The Land Negotiations team fuels revenue and growth through analysis and acquisition of telecom-related real property, rooftops, and other assets. Day to day you will negotiate business terms to acquire and/or renew telecom real estate agreements and perform acquisition due diligence. As an Specialist SAC, you will partner cross-functionally to deliver account updates and report on key performance indicators to senior management. In addition, this role will be responsible for the assignment of activities to external vendors, as well as the coordination, monitoring, and reporting of their performance and deliverables.

• Originate and negotiate real estate transactions within the lease or rooftop portfolio to optimize existing rights. • Project manage and close a high volume of transactions each year. • Achieve annual targets relative to originations and closings, while self-managing pace to ensure outcomes. • Prepare and present written and verbal presentations to property owners. • Provide management with ongoing communication and reports on the status of all negotiations and assigned sites. • Review and understand proposed lease language and associated materials to identify issues; collaborate with Legal partners to resolve them. • Manage administrative elements of closing transactions, including executing legal documents. • Utilize and maintain internal systems (e.g., Salesforce, Atrium, Oracle) to effectively manage assigned workflows, ensuring accurate data entry, tracking of negotiation progress, and timely reporting of activities. • Manage assignment of activities to external vendors, as well as the coordination, monitoring, and reporting of their performance and deliverables.

Education Bachelor’s degree or equivalent work experience required, with a preference for Business, Finance, Real Estate, Law, or related fields. Experience

• Minimum of 4 years in project management, sales, deals, or real estate transactions in a high-volume environment. • Minimum of 2 years of complex negotiation experience in a high-volume environment.

Other Requirements

• Proficiency in Excel, Word, and Salesforce. • Ability to understand financial models and concepts. • Strong written and oral communication skills. • Ability to work cross-functionally with different teams and levels. • Strong organizational skills and ability to manage multiple tasks in a fast-paced environment. • Fluency in English is suggested (minimum C1/B2 level), with the ability to effectively communicate in a professional environment, including preparing reports, delivering presentations and managing cross-functional stakeholders.
