Job Title Senior Property ExecutiveJob Description Summary Under the supervision of the Facilities Manager, the Senior Property Executive supports the facilities organization at a specific location, set of buildings, or campus environment. The Senior Property Executive is charged with supporting the day-to-day implementation of policies, procedures, programs and workplace services delivery that provides a well-managed and well-maintained building. Places an emphasis on a positive response to the concerns and needs of the tenants, environmental health and safety, and quality programs, in coordination with the client's goals and objectives.Job Description About the Role
• Ensure proper handing over and taking over of units. • Conduct routine site inspections, including monthly night inspections. • Liaise with and monitor tenants’ fitting-out works to ensure compliance with guidelines. • Perform planned inspections, quality checks, and supervision of employees, sub-contractors, and client-appointed contractors. • Manage incidents, complaints, breakdowns, and repair works in a timely manner. • Act as a Competent Person to provide engineering and technical assessments for troubleshooting, identifying root causes, and implementing appropriate solutions through service providers. • Attend promptly to feedback and requests from client staff and tenants. • Provide 24-hour emergency support and act as the first responder in emergency situations, in accordance with established procedures. • Carry out periodic (monthly/quarterly) inspections using standard checklists, identify defects or irregularities, and follow up on necessary rectification, reinstatement, or regularisation works. • Ensure timely renewal of licences and certificates, and submission of required service reports by tenants. • Plan and execute preventive and corrective maintenance programmes. • Supervise term contractors and service providers to ensure works are carried out satisfactorily and in accordance with the stipulated scope, terms, and SOPs. • Call and evaluate quotations for ad-hoc and preventive works, and ensure proper execution of works. Perform any other duties necessary for the effective operation of the property, as directed by the Supervising Officer (SO).
