Job Title Senior MEP Cost EstimatorJob Description Summary This position is responsible for supporting the Development & Commercial Advisory team to successfully deliver cost management services for projects in Japan. You will work in close collaboration with an experienced and diverse team based across the Asia-Pacific (APAC) region to drive business operations.

• Support the Development & Commercial Advisory team in delivering high-quality MEP cost management services for projects across Japan • Prepare MEP cost estimates, quotations, and tender documents, while ensuring accurate measurement, valuation, and financial reporting of MEP works • Provide market insight on material and labour trends, subcontractor pricing, supplier networks, procurement methods, and long-lead equipment such as generators, UPS, and chillers • Review variation order quotations, conduct cost analysis and value engineering, and support negotiations with contractors, subcontractors, vendors, and suppliers • Collaborate with clients and project teams through key meetings and design reviews, providing proactive problem-solving and expert advice on commercial and contractual matters • Ensure all commercial activities are delivered in compliance with relevant regulations, standards, and local construction practices in Japan
About You:
• Strong experience in MEP cost estimating, quantity measurement, tendering, and commercial management within construction, project, or development environments • Good understanding of the Japan construction market, including general contractor and MEP subcontractor relationships, procurement methods, supply chains, and local pricing practices • Familiarity with suppliers and agencies supporting key long-lead equipment such as generators, UPS, chillers, and other critical MEP systems • Strong commercial awareness, with the ability to assess variation orders, support negotiations, manage cost reporting, and contribute to value engineering initiatives • Effective communicator with a proactive and collaborative working style, comfortable engaging with culturally diverse teams across Asia Pacific • Good understanding of the typical construction contracts used in Japan, with the ability to support contractual compliance, quality assurance, and commercial decision-making
1. 契約・コストマネジメント
• 機械設備・電気設備（MEP）に関するコスト見積、積算、見積書および入札関連資料の作成 • MEP工事における数量算出および出来高評価の実施 • MEP専門工事会社の資材費・労務費市場の動向、単価およびゼネコンのマークアップに関する分析・把握 • 日本におけるゼネコンとMEP専門工事会社の商慣習および関係性の理解 • 発電機、UPS（無停電電源装置）、チラーなどの主要設備について、国内サプライヤーや海外メーカーの国内代理店・販売代理店に関する市場調査・分析 • 日本の建設業界における一般的な調達手法およびサプライチェーンの理解 • プロジェクトの進捗管理のため、主要会議（オンライン・対面）および設計レビューへの参加 • 工事コストの適切な管理および財務レポーティングの実施 • MEP工事に関する追加・変更工事（Variation Order）の見積査定および必要に応じた施工会社との価格交渉 • コスト分析およびバリューエンジニアリングを実施し、特にMEP分野におけるプロジェクトコストの最適化を推進 • 課題解決に向けた積極的な対応と、関係者との円滑なコミュニケーションの実施 • 日本で一般的に使用される建設契約形態および契約条件の理解 • クライアント、ゼネコン、専門工事会社、ベンダー、サプライヤーとの契約管理・調整・交渉 • 契約上の課題や紛争解決に関する専門的なアドバイスの提供

• すべての商務・調達活動が関連法令、規制、業界基準および社内基準に準拠していることを確認 必須スキル・経験・能力
• ネイティブレベルの日本語力、および業務遂行に支障のない英語でのコミュニケーション能力（会話・文書作成） • エンジニアリング、建設工学、またはコストマネジメント関連分野の学士号 • エンジニアリング分野におけるコストコンサルティング業務経験8年以上 • 優れたコミュニケーション能力および対人関係構築能力 • 高い注意力と正確性を備え、優れた組織運営・業務管理能力を有する方 • コンサルティング会社でのコストマネジメント業務経験 • 複数のプロジェクトやタスクを同時に管理し、優先順位を適切に設定できる能力 • 自律的に業務を遂行できるとともに、多様なステークホルダーと協働できるチームワーク能力
