About this role

Job summary The Maintenance Operative is responsible for supporting the delivery of routine and reactive building maintenance services and repairs across a portfolio of properties, to ensure buildings are maintained to the highest standards and to provide a safe, compliant and well-maintained environment for our customers and colleagues.

Main duties of the job Ensure compliance with all relevant policies, procedures, and standards, such as health and safety regulations, technical guidelines, and industry best practices. Carry out routine maintenance tasks as directed, ensuring consistent operational standards, including work related to building fabric, scheduled preventative maintenance, plumbing, drainage, joinery, and general decorative repairs. Maintain accurate and up-to-date site logbooks across all premises, ensuring timely completion in accordance with operational requirements. Conduct appropriate risk assessments prior to undertaking any routine tasks, in alignment with relevant permits, work plans, and safety protocols. Demonstrate an understanding of fire safety principles and apply appropriate precautions within the workplace. Report any identified risks, faults, or defects to the appropriate supervisor or helpdesk to enable timely corrective action.

We now have an exciting opportunity for a skilled and customer-focused Maintenance Operative (Fabric) to join our South Region team. This is a fantastic opportunity for someone with a carpentry, joinery or general building maintenance background who enjoys variety, problem-solving and delivering excellent service across a diverse healthcare estate.

About the Role

As a Maintenance Operative (Fabric), you will play an important role in ensuring NHS properties remain safe, compliant and fully operational for colleagues, patients and visitors. Working across Royal South Hants Hospital (RSH) and surrounding NHS sites within Southampton, you will undertake a range of planned and reactive maintenance activities, delivering high-quality building fabric repairs and improvements.

This is a varied role that combines static and mobile working. While Royal South Hants Hospital will act as your main base, the role will also support a wider portfolio of NHS sites across Southampton, giving you the opportunity to work on a broad range of maintenance tasks and environments. A company van will be provided to support travel between locations.

Who You Are

You are a practical, self-motivated individual with experience in carpentry, joinery or general building maintenance. You take pride in the quality of your work, enjoy finding solutions to problems and are committed to delivering excellent customer service.

You have strong building fabric skills and are comfortable working independently or as part of a wider team. Additional knowledge of plumbing or electrical maintenance would be advantageous but is not essential.

Key Responsibilities

Carry out planned preventative maintenance and reactive maintenance activities across NHS properties.Undertake a variety of building fabric repairs including carpentry, joinery and general building maintenance works.Support maintenance activities across Royal South Hants Hospital and surrounding Southampton sites.Ensure all work is completed safely and in accordance with NHSPS policies, procedures and health and safety requirements.Diagnose faults and identify appropriate repair solutions.Maintain accurate records of completed works and maintenance activities.Work collaboratively with colleagues, contractors and stakeholders to deliver excellent customer service.Participate in the on-call rota to provide out-of-hours support when required.Support continuous improvement activities and help maintain high standards across the estate.Can handle routine tasks and social interactions within a work environment. Ability to absorb policy and guidance necessary for the role.

What You'll Bring NVQ Level 2 in carpentry & joinery (Essential)Experience within a building maintenance, fabric maintenance or carpentry environment.Strong practical skills across a range of building fabric repairs and maintenance activities.Good problem-solving and fault-finding abilities.Understanding of health and safety requirements within a maintenance environment.Strong communication and customer service skills.Ability to manage workload effectively and work independently.Full UK driving licence.Basic electrical or plumbing knowledge would be advantageous.

Where You'll Be

This role is based within the Southampton area, with Royal South Hants Hospital acting as the primary location. You will also support a variety of surrounding NHS properties across Southampton as required.

The role is full-time, working 37.5 hours per week, Monday to Friday, 8:00am - 4:00pm. Participation in an on-call rota (currently 1 in 6) is required, with additional on-call payments available.

Qualifications Essential

NVQ Level 2 or higher BTEC/City & Guilds and/or equivalent relevant qualification Formal apprenticeship or craft trained equivalent Full UK Driving Licence

Experience Essential

Previous experience working within a buildings maintenance environment. Previous experience of undertaking minor works and repairs. Working within the requirements of method statements or permit to work. Experience maintaining services to SFG20.
