<div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H2 style="font-size:1.0em;margin:0.0px"><b>Job Responsibilities</b></H2> </div><div><ul> <li>Asset management of logistics properties in Japan under Singapore REIT portfolio (24 assets, AUM of JPY210bil)</li> <li>Budget preparation and Budget/Actual/Forecast variance verification.</li> <li>Prepare monthly/quarterly asset management reports and provide required information to the headquarters/investors.</li> <li>Manage and oversee property revenue, occupancy levels, operating expenses, and capital expenditures.</li> <li>Work with PM for planning and execution of repair/renovation and building maintenance for properties.</li> <li>Prepare presentation/papers in English to obtain approvals from the headquarters for any operational matters.</li> <li>Conduct leasing & marketing of vacant space in Japan portfolio to Japanese prospects/tenants</li> <li>Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors and Negotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs)</li> <li>Take initiative for asset enhancement activities including re-development</li> <li>Assist team for sourcing and acquisitions, re-structuring, refinancing and dispositions</li> </ul></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H2 style="font-size:1.0em;margin:0.0px"><b>Job Requirements</b></H2> </div><div><ul> <li>Over 10 years of experience in real estate asset management/investment</li> <li>Experiences of leasing/brokerage firm management, tenant relations, construction management, and acquisitions representing ownership interests</li> <li>Understanding SPC investment structures (GK/TK/TMK), the use of trusts and non-recourse loan requirements</li> <li>University/college graduate with degree</li> <li>Business English skills – speaking, listening, reading and writing</li> <li>MS Word, Excel and Power Point</li> <li>Japanese real estate brokerage license (Takken) holder is a plus</li> <li>Strong communication/interpersonal skills</li> <li>Must be a self-starter and possess the ability to be resourceful and work well as part of a team and independently in a fast-paced environment</li> <li>Toughness and wellness</li> </ul></div></div></div>
