Birmingham Community Healthcare NHS Foundation Trust is seeking an experienced and dynamic Estates Senior Property and Leasing Manager to join our Estates & Facilities team.
This is a key senior role responsible for leading the operational and tactical management of the Trust's diverse property portfolio, including LIFT, PFI and leasehold estate. You will play a vital role in ensuring our estate is optimised, financially efficient, and fit for the future, supporting the delivery of high-quality care environments for patients, staff and visitors.

You will:
Lead complex lease negotiations, renewals, and landlord discussions, ensuring best value for money Manage a varied portfolio including LIFT, PFI and leasehold arrangements Oversee rent, service charge and property budgets, maintaining strong financial control Lead on Heads of Terms development and strategic property decisions Drive estate optimisation and portfolio reviews, supporting long-term planning Manage lease events, including break clauses, expiries and rent reviews Provide expert advice to senior leaders and stakeholders across the Trust Lead and deliver property-related projects and workstreams Deputise for the Head of Land & Property when required

Significant experience in property, estates or portfolio management Proven track record in lease negotiation and landlord/tenant management Experience working with LIFT, PFI or complex contractual frameworks Strong commercial awareness and financial management skills Ability to lead complex projects and influence senior stakeholders Knowledge of statutory compliance and NHS estates frameworks (HTMs/HBNs) Degree-level qualification (or equivalent experience) in a relevant discipline Professional membership (or working towards) such as RICS, CIOB, IWFM or APM

Degree-level qualification or equivalent experience in Estates Management, Property, Construction, Surveying, Facilities Management, Project Management or a related discipline Evidence of continuing professional development relevant to estates, contracts or property management
Desirable
Postgraduate qualification in a relevant subject Professional membership (or working towards) of a relevant body (e.g. RICS, CIOB, IWFM, APM, PRINCE2 Practitioner or equivalent)
Experience Essential
Extensive experience managing property portfolios, leases or estates environments Extensive experience of negotiating leases, Heads of Terms and lease events (renewals, breaks, surrenders) Significant experience of managing LIFT and/or PFI contractual arrangements Experience managing landlord relationships and commercial negotiations Experience of dilapidations management and negotiations Experience delivering complex property-related projects Experience managing budgets and financial controls
Desirable
Experience of providing professional advice to senior managers or boards Experience within the NHS or a large public-sector organisation

Strong knowledge of leasehold management, landlord and tenant matters Understanding of LIFT, PFI and contractual frameworks Strong commercial negotiation skills Ability to undertake options appraisal and property analysis Knowledge of statutory compliance requirements (HTMs, HBNs, legislation Strong project management and organisational skills Ability to communicate complex information clearly to a range of stakeholders Strong understanding of project management methodologies and governance in a complex public-sector environment Knowledge of NHS financial management, including budget control, payment mechanisms and value-for-money principles
