Our Team You will join an experienced and dynamic Real Estate team within Schroders Capital in Zurich, reporting directly to the Head of Asset Management Real Estate. The team is responsible for the active asset management of Schroder ImmoPLUS, one of Switzerland's leading listed real estate funds, focused on high-quality commercial properties across Switzerland. The fund is listed on the SIX Swiss Exchange and comprises a diversified portfolio of more than 50 commercial investment properties, with a strong focus on long-term value creation, active asset management and sustainability. Working closely with colleagues across Investment, Fund Management and Sustainability, as well as external property managers, project managers and other professional advisers, you will play a key role in executing asset strategies, driving leasing initiatives, overseeing refurbishment and redevelopment projects, and enhancing the operational and financial performance of the portfolio. What You’ll Do
• Manage and optimise a designated portfolio of commercial investment properties, acting as the owner's representative.
• Develop and implement asset strategies and multi-year business plans to maximise long-term value creation and portfolio performance.
• Develop and execute leasing strategies and lead lease negotiations with new and existing tenants.
• Identify value enhancement, repositioning and redevelopment opportunities, acting as owner representative for refurbishment and capital expenditure projects from business case through execution.
• Monitor and optimise financial performance through budgeting, forecasting, valuations, investment analyses and controlling.
• Prepare property and portfolio reporting, including annual business plans, internal management reporting, semi-annual and annual reports for investors, and ad hoc analyses for senior management and other stakeholders.
• Manage external partners, including property managers, project managers, architects, legal advisers and other consultants, ensuring the owner's interests are represented at all times.
• Drive initiatives to enhance the sustainability performance of the portfolio, including energy efficiency, decarbonisation and ESG reporting.
• Support acquisitions, disposals and due diligence processes as required. Contribute to the continuous improvement of asset management processes, reporting standards and management information systems.

The Knowledge, Experience and Qualifications You Need
• Completed commercial or business-related basic education, ideally supplemented by a professional real estate qualification (e.g. Immobilien‑Treuhänder / MAS Real Estate Management or similar qualification)
• At least 3+ years of experience as real estate asset manager; an existing professional network is an advantage
• Strong analytical skills combined with a structured and independent working style
• A communicative and motivated personality who acts as a committed team player
• Native-level German as well as good written and spoken English. French preferred.
