Job Overview

The NRP Group is seeking a skilled and experienced business development leader to identify, qualify, and pursue third-party general contracting opportunities in the multifamily industry. This role leads the development and management of new and existing client relationships in the Southeast Region, aligning business development efforts with NRP values, opportunity guidelines, and business goals.

The Vice-President partners closely with preconstruction leaders, estimating, legal, executive staff, and construction operations to coordinate client deliverables and advance opportunities from initial introduction through project closing. The role remains actively engaged throughout planning, preconstruction, construction, and post-construction, managing client expectations and supporting relationships that generate future opportunities. Success requires a high level of initiative, creativity, organizational discipline, and collaborative problem-solving.

Essential Functions and Key Responsibilities

Business Development and Opportunity Evaluation

  • Research prospective multifamily developers and create introductions that connect potential clients with NRP’s third-party general contracting services.
  • Source new business and bid opportunities with both current and prospective clients, using initiative and creativity to develop direct leads.
  • Evaluate and qualify opportunities against NRP guidelines, including conducting client due diligence.
  • Determine the status of project design, permitting, and anticipated timing to inform opportunity evaluation and preconstruction coordination.

Client Relationship Management

  • Establish, develop, and maintain relationships with new and existing clients, serving as the primary NRP representative for client relationships in the assigned region.
  • Understand client needs and coordinate with preconstruction leaders to provide the deliverables and support prospective clients seek.
  • Manage client expectations and maintain clear communication throughout the project lifecycle, from planning through construction completion and post-construction.
  • Maintain ongoing client relationships to help ensure needs are being met and to support future business opportunities.

RFP, Bid, and Preconstruction Coordination

  • Lead the NRP team through requests for proposals (RFPs) and the preconstruction process, coordinating internal contributors and client-facing deliverables.
  • Partner with estimating to assemble RFP submissions, budgets, bid proposals, and other documents for current and prospective clients.
  • Coordinate bid meetings and bid deliverables, bringing together estimating, legal, executive staff, and other internal team members as needed.
  • Review and qualify bid documents from the owner’s design consultants for completeness.
  • Attend scheduled preconstruction and coordination meetings, provide feedback, and coordinate resulting action items.
  • Communicate owner decisions and expectations regarding design, specifications, schedule, and phasing to the estimating team.
  • Coordinate drawing reviews, schedule reviews, and related efforts to support preconstruction deliverables and project readiness.

Contract Coordination, Closing, and Budget Reporting

  • Coordinate contract review and negotiation with the appropriate internal teams for preconstruction agreements and construction contracts.
  • Collect and coordinate required agreement and contract documentation and organize project closing tasks and activities.
  • Manage and report on third-party budget expenditures.

Construction Transition and Ongoing Project Support

  • Coordinate the transition from preconstruction to construction operations, working with internal teams to support an effective project handoff.
  • Assist with the preparation of handoff documents and communicate relevant client expectations during the transition.
  • Attend owner-architect-contractor (OAC) meetings and job walks as needed to support client communication and project coordination.
  • Remain engaged during construction and post-construction, coordinating with internal teams to address client needs and maintain continuity in the relationship.

Qualifications

  • Minimum of 10 years of relevant experience, preferably in the multifamily industry.
  • Excellent negotiation, communication, and analytical skills.
  • Ability to work independently and collaboratively, with strong problem-solving abilities.
  • Exceptional organizational skills and attention to detail.
  • High level of initiative and creativity in sourcing opportunities and building new client relationships.
  • Ability to travel regularly to meet with clients.
