Job summary
We're offering a full-time, permanent opportunity for a skilled Maintenance Manager to take ownership of our building fabric and drainage maintenance services. Working a 5-day week, you'll be the driving force behind a responsive, reliable and technically strong service that keeps our estate running smoothly.
You'll lead a committed team, providing guidance, support and day-to-day coordination to ensure work is delivered safely and effectively. You'll also manage external contractors, making sure their work meets our standards and contributes positively to the wider Estates operation.

Main duties of the job
Provide senior operational leadership within the Estates Department, ensuring the delivery of a high-quality, customer-focused Estates service across a complex healthcare environment.
Lead and manage a dedicated Estates team, promoting a culture where service quality, statutory compliance, safety and strong financial stewardship are central to all activities.
Ensure a safe environment for patients, staff and visitors by overseeing the effective delivery of building, infrastructure and maintenance services in line with statutory and regulatory requirements.
Oversee day-to-day operational performance, ensuring maintenance tasks, planned works and reactive responses are delivered efficiently, professionally and in accordance with Trust standards.
Support the development and delivery of Estates operational plans, contributing technical expertise and operational insight to ensure the estate is safe, sustainable and fit for purpose.
Provide operational support to capital projects, ensuring works are coordinated effectively, risks are managed, and project outcomes align with service needs.
Manage financial, workforce and performance arrangements, ensuring budgets are controlled, resources are used effectively and performance targets are met.
Act as a key point of contact for internal stakeholders, clinical teams and external partners, ensuring clear communication and a responsive, solution-focused approach.

Person Specification
Qualification and training Essential
A Degree or minimum of HND/HNC in a relevant estate discipline appropriate for this role or equivalent qualification and demonstrable acquired knowledge and experience Accredited qualification in management or demonstrable experience. Proven record of Continuing Professional Development including specialisation relevant to the operational healthcare estate (e.g. ventilation, MGPS, etc or within the field of electrical engineering).
Desirable
Recognised professional qualification or working towards membership of one of the professional institutes that is recognised by the NHS
knowledge and experience Essential
Knowledge and understanding of operational estate management across all disciplines and functions. Sound knowledge of legislation relating to estates services. In depth knowledge of maintenance planning and organisation (PPM, reactive, contract, etc). High level of building engineering knowledge, techniques, systems and standards Experience of implementing quality controls, processes and procedures Risk assessment and critical path analysis. Experience in building fabric, fire compartmentation and the built environment in NHS Estates.
Desirable
oAuthorised Person or equivalent for named specialisms such as water, ventilation, HV/LV, lifts, MGPS and other similar systems.
