Project Director - Self Storage Location: West London Salary: £70,000-£80,000 Contract: Fixed Term Contract Sector: Self Storage - Self Storage experience is essential
We are recruiting for an experienced Head of Operations/Project Director to lead the operational set-up and launch of a brand-new self-storage facility in West London.
This is a senior, hands-on role with full responsibility for taking the business from its current development phase through to opening and early-stage operation.
The successful candidate will ideally have direct experience within the self-storage sector and demonstrable involvement in opening or launching new facilities.
The Role You will take ownership of the operational set-up of the facility, working closely with the CEO, development team, contractors and key stakeholders to ensure the site is fully operational and customer-ready for launch.
Key responsibilities will include:
Leading the full pre-opening and operational set-up programmeDeveloping the operational model, processes and proceduresCreating and managing the project plan, milestones and key dependenciesImplementing self-storage management systems and operational technologySupporting the set-up of access control, CCTV, alarms and security processesEstablishing the full customer journey from enquiry through to move-in and move-outRecruiting, onboarding and training the opening teamDeveloping staffing structures, job descriptions and training programmesEstablishing sales processes, pricing, promotions and commercial proceduresCreating KPIs covering enquiries, conversion, occupancy, revenue and retentionCoordinating suppliers, contractors and professional advisersEnsuring all Health & Safety, compliance and operational procedures are in placeTesting all systems, processes and customer journeys before launchLeading the opening of the facility and supporting the initial trading periodProviding a structured handover to the permanent operational team once the site is established About You We are particularly interested in speaking with candidates who have:
Proven experience within the self-storage industryDirect involvement in opening, launching and setting up new self-storage facilitiesExperience at Area Manager, Regional Manager, Head of Operations, Project Manager or Project Director levelStrong knowledge of self-storage operations and the customer journeyExperience recruiting and building operational teamsStrong commercial and sales understandingExperience implementing systems and operational processesStrong project management and organisational skillsExperience managing multiple stakeholders, suppliers and contractorsA hands-on approach and the ability to work comfortably within a start-up environmentThe confidence to operate independently and work directly with senior leadership Experience with self-storage management software, access control systems and pre-opening sales activity would be particularly advantageous.
