Job summary
The Estates Department at Black Country Healthcare NHS Foundation Trust are looking to recruit a Band 3 Maintenance operative to undertake a wide range of basic maintenance task, but to predominantly support the Painting & Decoration Team across the Trust.
An enthusiastic attitude and willingness to help others is more important than previous Healthcare experience.
Successful applicants will need to have a flexible approach to work, be physically fit and turn their hand to assisting with various maintenance task across all engineering and building disciplines. The workload will be varied, but there will be a requirement to undertake some repetitive tasks.

Main duties of the job
Primarily to work within the Estates Painting & Decorating team, but also conduct a wide range of general maintenance activities . To assist and escort external contractors as required. Also, to assist in undertaking minor improvements, repairs and building maintenance across your designated sites as directed by your Supervisor, ensuring compliance with the Trust safety standards and procedures.

Job description Job responsibilities Job Purpose
To provide an efficient maintenance service across Trust properties.
Key Working Relationships Internal: Work collaboratively with Estates colleagues, managers, departmental leads, clinical teams and other Trust staff.
External: Maintain effective working relationships with contractors, service providers, other NHS organisations and emergency services.
Working Environment and Risks The role may involve exposure to:
Machinery, electrical systems, chemicals and noise Working at height, on ladders and in confined spaces Biological hazards, sewage and dirty working areas Manual handling and lone working Contact with patients in mental health settings Plant rooms, ducts and external grounds Appropriate training, risk assessments, safe systems of work and personal protective equipment must be followed.
Key Responsibilities Water hygiene: Complete flushing, temperature monitoring, sampling, cleaning and record keeping. Report concerns and support system chlorination where trained and authorised. Plant and services: Carry out routine checks, identify faults, leaks and safety concerns, and report them for repair. Planned preventive maintenance: Complete allocated PPM inspections and maintenance tasks in line with Trust schedules. Drainage: Clear minor blockages and maintain drainage systems, arranging and supervising contractors where required. Air plant and equipment: Undertake basic cleaning and maintenance of ventilation plant, firefighting equipment, patient equipment and medical furniture. Lighting: Replace lamps and clean and refit diffusers. Building maintenance: Complete minor repairs to fixtures, fittings, floors, windows, doors, roofs, gutters and downpipes, including painting and decorating. Plumbing: Undertake minor plumbing repairs, such as replacing toilet seats, re-washering taps and repairing small leaks. Grounds: Complete basic grounds maintenance and coordinate gardening contractors. Waste: Support the secure collection and disposal of confidential waste. Transport: Move equipment and materials manually or using Trust vehicles. Sterilisers: Transport sterilisers between sites and undertake minor repairs where competent. Team support: Assist Estates tradespeople and managers with maintenance activities. Adverse weather: Support snow clearing, flood response and other weather-related duties during and outside normal working hours. Special Requirements Work additional or flexible hours when required to maintain essential services. Work temporarily at other Trust locations when operationally required. Hold a valid UK driving licence. General Responsibilities Maintain the confidentiality of patient, staff and Trust information. Comply with data protection, information governance and Caldicott principles. Follow health and safety procedures and use approved manual-handling practices. Report accidents, incidents, hazards and near misses promptly. Support equality, diversity and inclusion. Declare actual or potential conflicts of interest. Person Specification
Education/Qualifications Essential
GCSE in Maths and English at level 3 or 4 (grade D or above) orfunctional skills level 2 City & Guilds or NVQ Level 2 in a construction related discipline.
Desirable
IPAF, PASMA, Abrasive wheels, Asbestos awareness etc. Specific Healthcare training and qualifications
Experience and Knowledge Essential
Experience of working unsupervised in repair and maintenance activities Understand and demonstrate basic competency and safe working practices (electrical, plumbing/mechanical and building)
Desirable
Completion of a registered apprenticeship or structured training program in Building or Construction for a minimum of 3 years Awareness of Health & Safety Legislation and safe systems of work (Permits). Demonstrable proficiency in use of basic computer software and hand held devices. Repair and maintenance in a healthcare environment Experience of testing fire alarms and/or safety and stand by systems/equipment Experience of water hygiene testing regimes
