Asset Renewal Lead Description Role Purpose We are looking for an experienced and delivery-focused Asset Renewal Lead to lead our national asset recycling programme, ensuring vacant units are assessed, scoped and returned to a safe, compliant and letting-ready standard at pace. The role is accountable for the end-to-end delivery of works from handback and initial assessment through scope approval, contractor instruction, completion, snagging and handover to Lettings. You will maintain a clear pipeline, prioritise fast-track opportunities and ensure each unit is progressed against agreed cost, quality and turnaround targets. You will lead and manage the Asset Renewal Managers, work closely with Asset Management, Estate Management, Leasing and consultant teams, and provide the practical programme oversight needed to resolve blockers quickly. This is a hands-on role requiring sound judgement on scope, standards, cost and delivery, alongside accurate reporting and disciplined governance. Key Accountabilities Lead the national asset-recycling programme, moving vacant units efficiently from customer handback to a safe, compliant and letting-ready condition. Maintain oversight of the live pipeline and agree priorities with Asset Management, including fast-track units, arch examinations and other time-critical works. Own the end-to-end process for simple works, including initial assessment, site visits, scope agreement, budget approval, contractor instruction, delivery, snagging, completion and handover. Lead, support and coordinate the Asset Renewal Managers, allocating work clearly, monitoring delivery and providing practical guidance and cover where required. Review and challenge scopes to ensure works are proportionate, commercially justified and aligned with the agreed reletting standard, avoiding unnecessary or abortive expenditure. Control project budgets, contingencies, purchase orders, commitments and variations, ensuring approvals are obtained and financial information remains accurate and current. Manage contractor and consultant performance, ensuring works are properly instructed, delivered to the required quality and programme, and supported by complete certification, warranties and project records. Identify and resolve delivery blockers, including access, utilities, surveys, asbestos information, scope changes, contractor performance and operational dependencies, escalating where necessary. Produce accurate programme reporting covering pipeline and completions, turnaround times whilst maintaining robust governance, electronic project records and ensuring compliance requirements are embedded throughout delivery. Forecast completion and letting-ready dates, cost, yield on cost, quality, risks and exceptions. Work closely with Asset Management, Estate Management and Lettings to agree priorities, standards and customer-related requirements, and to ensure proposed works support reletting and income generation. Review performance and completed projects to identify lessons, improve processes, and drive consistent standards, better value and faster turnaround across the programme.
