Position Summary

The Housing & Maintenance Worker is responsible for managing the daily operations of Wakaigin Housing and in the maintenance of other Beendigen properties.

Key Responsibilities/Duties

Work from a holistic perspective, utilizing the teachings of the medicine wheel and Seven Grandfather Teachings.

Utilize Elders for teachings, healing and guidance.

Take personal responsibility to increase sensitivity, awareness and implementation of Beendigen’s cultural teachings and organizational practices in both professional conduct and work-related deliverables.

Ensure that all properties meet Municipal and Provincial standards.

Communicate regularly with Executive Director and The District of Social Services Administration Board (DSSAB) to ensure Beendigen’s Housing units and policies and procedures meet current guidelines and requirements.

Perform ongoing preventative maintenance, repairs and regular inspections of all of Beendigen’s assets.

Maintain unit and necessary files and documentation required by Beendigen, federal regulations and local policy.

Exercise considerable tact, confidentiality, and judgment in working with prospective tenants and current applicants.

Attend Ontario Non-Profit Housing Association (ONPHA) and DSSAB sponsored seminars and review all correspondence regarding Housing issues.

Submit semi-annual inspection reports to Head Office on all units.

Represent Beendigen responsibly when dealing with tenants and other outside agencies.

Conduct monthly fire inspections and insure that all fire alarms and smoke detectors are in place and in working order.

Monitor and forward proper documentation of rental payments, rent arrears, evictions and tenant changes to Head Office.

Calculate rent payment following DSSAB guidelines and requirements.

Ensure that tenants clean front and back yards, during and before leaving the residence.

Maintain a current inventory of all tools and equipment of one hundred dollars or more.

Complete general building and residential maintenance and repairs.

Perform basic carpentry, drywall, painting, plumbing, and other minor repairs within the scope of the position.

Assist with unit turnovers, including repairs, painting, fixture replacement, and general preparation of units.

Identify maintenance concerns and report larger or specialized repairs to Manager.

Safely operate and maintain tools, equipment, and company vehicles.

Maintain accurate records of completed work, materials, and maintenance activities.

Communicate respectfully and professionally with tenants, coworkers, contractors, and community members.

Inspect all work performed by contractors for approval before payment.

Ensure that vacancies do not extend beyond DSSAB guidelines.

Monitor and schedule maintenance for the housing vehicle.

Maintain a daily log of activities and prepare monthly housing report for the Housing Committee and Board of Directors.

Perform other related duties as assigned by the Executive Director.

Ensure Health and Safety compliance in the workplace by following policies, procedures and best practices and reporting any unsafe environments.

Follow confidential handling of tenant information as dictated by Privacy Legislation.

Constructively participate in staff meetings, seminars and training sessions as required.

Adhere to all policies and procedures and ensure adherence to program best practices.

Be prepared to work in conjunction with the philosophy and mandate of the Organization.

Preserve confidentiality of all residents, clients, staff, students, volunteers and agency information.

Represent the organization in a positive and professional manner at all times.

Any other duties as requested by the Executive Director; commensurate with role.

Qualifications

Required

Secondary School Diploma along with a minimum of three (3) years’ experience in building repairs or maintenance

Preferred

Extensive knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring.

Experience in residential, commercial, or property maintenance is preferred.

Experience working in an Indigenous organization an asset.

Ability to speak Ojibway, Cree or Oji-Cree an asset.

Knowledge, Skills and Abilities

General knowledge of the methods and practices used in residential buildings and structures maintenance.

General knowledge of the standards, practices, tools, and terminology in all trades such as carpentry, plumbing and electrical.

Proven ability to work with minimum supervision, prioritize and meet deadlines under own initiative.

Organizational and sound public relations skills with the ability to communicate effectively with tact.

Knowledge the Residential Tenancies Act, Housing Services Act, Ontario Fire Code and other related acts, codes and legislation.

Ability to communicate effectively verbally and in writing.

Strong problem solving and organizational skills.

Ability to perform the physical requirements of the position, including lifting, carrying, bending, climbing and working in various conditions.

Knowledge of safe operation of basic hand and power tools.

To execute duties and responsibilities outlined in the job description.

Accountability

The Housing & Maintenance Worker will be accountable to the Executive Director or designate for the proper completion of the functions outlined in the job description. All houses are kept in good repair and presentable in community as a Beendigen Property

Working Conditions

The Housing & Maintenance Worker is based at designated office as per ED; however, all employees may be required to work across other sites from time to time.

Ontario Health & Safety (OH&S) All employees are required to carry out their duties in a manner that does not adversely affect their own health and safety and that of other by reporting all potential hazards; and all incidents and injuries; as well as co-operating with any measure introduced in the workplace to improve OH&S.

Employment is subject to:

Providing a successful Police Records Check (Vulnerable Sector)

Must be willing to work flexible hours of work (35 hrs/wk)

Must have a valid Ontario Class “G” Driver’s license, use of an automobile and appropriate insurance coverage is required Must sign Oath of Confidentiality

Must have First Aid CPR & AED Level C Certification
