Newmark is seeking a Senior Underwriter to join our Agency Affordable team. The Senior Underwriter will structure and underwrite complex Fannie Mae and Freddie Mac affordable multifamily transactions from application through credit approval, providing day-to-day financial, market, and underwriting analysis. You will partner closely with origination and closing teams, our Senior Credit team, and agency investors to deliver certainty of execution on LIHTC, tax-exempt bond, and preservation deals.

Essential Duties and Responsibilities:

• Underwrite and structure complex affordable multifamily transactions in compliance with Fannie Mae DUS and Freddie Mac Optigo guidelines, including MTEB, TEL, BCE, 4% and 9% LIHTC, and taxable tail executions • Analyze rent rolls, operating statements, LURAs, regulatory agreements, HAP contracts, and subordinate or soft-debt terms to determine sizing, DSCR, and debt yield constraints • Conduct detailed market, economic, and demographic research to determine feasibility of transactions, affordability restrictions, and rent and income limits • Prepare and present clear, comprehensive, well-supported loan approval packages to credit committee • Serve as a day-to-day contact for sponsors, borrowers, and their counsel on underwriting questions and deal structure • Develop and maintain strong relationships with origination and closing departments and external agency investors and counterparts • Conduct comprehensive inspections of physical real-estate assets on an as-needed basis

Core Competencies:

• Highly developed analytical, research, and written/oral presentation skills • Ability to problem-solve, exercise sound independent judgment, and work productively with minimal supervision, while displaying a high degree of initiative and accuracy • Demonstrated ability to organize and prioritize projects; manage multiple deals on tight timelines in a fast-paced environment • Advanced proficiency in Microsoft Office, especially Excel modeling and Word • Strong work ethic; self-starter who stays accurate under pressure • Proactive, collaborative team player

Qualifications:

• Bachelor's degree in Accounting, Finance, Economics, Real Estate, or other related fields • 5+ years of agency multifamily underwriting experience with significant affordable housing exposure • Prior DUS and/or Optigo underwriting experience with extensive familiarity with the Fannie Mae and Freddie Mac Multifamily MAH/TAH Guides and Affordable product types (Preservation, LIHTC, Tax-Exempt Bonds, Section 8, etc.) • Working knowledge of: • Tax-exempt bond credit enhancement structures (MTEB, TEL, BCE) and taxable tail sizing • 4% and 9% LIHTC mechanics, including Section 42 compliance, extended use periods, and investor and equity considerations • Mixed-income (80/20) structures, Section 8, RAD, and other rent subsidy programs • Affordable preservation and rehab, Mission-Driven and Targeted Affordable Housing programs, and Green financing • Bond issuer, trustee, and counsel roles in tax-exempt closings • Advanced Excel modeling skills and strong written and verbal communication • Able to travel approximately 10-20%
