Avid Core is seeking an experienced Senior Specialist, Finance to support financial operations for a federal government client. We’re looking for a detail-oriented, dependable professional with experience processing financial transactions, maintaining accurate financial records, and working within government-approved accounting and financial management systems.

Salary Range: $85,000-$120,000, based on experience and qualifications.
Responsibilities:
• Support the submission, processing, and tracking of real estate transactions, including land acquisitions, easements, rights-of-entry, settlements, and condemnation actions, ensuring required documentation and approvals are complete and accurate.
• Coordinate payment activities throughout the transaction lifecycle, ensuring appropriate payment mechanisms are established in advance of closings and other key milestones and that payments to landowners, courts, and other designated parties are processed accurately and on time.
• Maintain a centralized tracking system and assign unique tracking numbers to payment requests, monitoring transactions from initial submission through approval, disbursement, and confirmation of receipt while proactively following up on outstanding or delayed items.
• Research and resolve payment discrepancies, rejected or duplicate transactions, missing documentation, and other issues that could delay real estate transactions; reconcile payment records and maintain supporting documentation to provide a clear and complete audit trail.
• Coordinate with real estate specialists, project teams, legal counsel, finance, budget, and other stakeholders to identify transaction and payment requirements, address outstanding issues, and support timely closings, settlements, and condemnation actions.
• Prepare recurring and ad hoc reports and status updates to provide leadership visibility into pending transactions, upcoming payment requirements, completed payments, outstanding issues, and potential schedule risks.
• Develop, document, and continuously improve real estate transaction and payment processes, including workflows, trackers, procedures, templates, internal controls, and roles and responsibilities, with an emphasis on building efficient and transparent processes from the ground up.
• Maintain transaction and payment records in accordance with applicable government and client requirements and support transaction closeout by confirming payments are complete, documentation is retained, and outstanding actions are resolved.
• Perform other real estate transaction, payment coordination, tracking, and process improvement responsibilities as assigned.
Qualifications/Skills:
• 3+ years of experience supporting real estate financial transactions, land acquisition, real estate closings, payment processing, financial operations, or related functions, preferably within a federal government or government contracting environment.
• Demonstrated experience managing the financial components of real estate transactions, including coordinating purchase payments, settlement funds, landowner payments, court deposits, and other acquisition-related disbursements.
• Experience supporting real estate transactions from initiation through closing and payment, including reviewing transaction packages, validating payment information, coordinating required approvals, and ensuring funding and payment mechanisms are in place ahead of scheduled closings or other critical milestones.
• Experience supporting land acquisition transactions involving negotiated acquisitions, easements, rights-of-entry, settlements, and/or condemnation actions is strongly preferred.
• Demonstrated experience coordinating and tracking payments to property owners, courts, title or closing entities, and other parties associated with real estate transactions, including confirming successful disbursement and receipt of funds.
• Experience maintaining detailed real estate transaction and payment trackers, assigning or managing unique transaction identifiers, monitoring payment status, and maintaining complete supporting documentation and audit trails.
• Strong understanding of real estate transaction documentation, financial controls, payment processing, reconciliations, funding requirements, and the relationship between financial activities and real estate closing requirements.
• Ability to identify and resolve financial issues that could delay or prevent a real estate transaction from closing, including incomplete documentation, incorrect payment information, rejected transactions, funding issues, and payment discrepancies.
• Demonstrated ability to develop and implement real estate transaction and payment processes from the ground up, including workflows, standard operating procedures, trackers, templates, internal controls, and reporting mechanisms.
• Strong organizational, analytical, and problem-solving skills with exceptional attention to detail and the ability to simultaneously manage multiple real estate transactions, payment deadlines, and closing requirements.
• Strong written and verbal communication skills with the ability to coordinate effectively with government clients, real estate specialists, landowners, legal counsel, courts, finance and budget personnel, title or closing professionals, and internal project teams.
• Proficiency with Microsoft Excel and the Microsoft Office suite, including Word, PowerPoint, Outlook, Teams, and SharePoint. Experience with federal financial management or payment systems such as SAP, Momentum, Oracle Federal Financials, or similar systems is preferred.
• Ability to obtain and maintain any required federal suitability determination or security clearance.

Location:
This full-time position is based at federal client sites in Washington, DC. The selected candidate must be available to work onsite and may be assigned between two downtown client locations. Telework may be permitted only with prior written government approval and may be modified, suspended, or revoked based on mission needs.
