Location: Richmond, Virginia
Lighting Maintenance Inc. is seeking an experienced Project Manager / Estimator to join our Richmond Roadway Division. This position will manage roadway lighting, street-lighting, transportation, municipal, and related electrical infrastructure projects from estimating through final closeout.
We are looking for a hands-on construction professional who understands both field operations and project financials. The ideal candidate can review plans, estimate work, coordinate crews and equipment, manage project documentation, monitor costs and productivity, and ensure projects are completed safely, efficiently, and profitably.
Key Responsibilities
• Estimate roadway lighting and electrical infrastructure projects.
• Review plans, specifications, contracts, and scopes of work.
• Develop project budgets, schedules, manpower plans, and equipment requirements.
• Coordinate field crews, subcontractors, materials, equipment, traffic control, and lane closures.
• Track labor, materials, production quantities, equipment costs, and project profitability.
• Manage RFIs, submittals, purchase orders, change orders, and project documentation.
• Identify changed conditions and additional scope and ensure extra work is documented and billed.
• Coordinate with customers, inspectors, engineers, utilities, and government agencies.
• Manage unit-price quantities, T&M documentation, billing support, and project closeout.
• Proactively identify and resolve scheduling, staffing, material, and field issues.
Qualifications
• 5+ years of project management and/or estimating experience in roadway, electrical, transportation, infrastructure, or related construction.
• Experience working for an electrical, roadway, infrastructure, or transportation contractor.
• Ability to read and interpret construction plans, electrical drawings, specifications, and contracts.
• Strong knowledge of estimating, field operations, construction sequencing, and project cost control.
• Experience managing field crews and multiple active projects.
• Strong communication, organization, follow-through, and problem-solving skills.
• Proficiency with Microsoft Office and construction/project-management software.
• Valid driver's license.
Preferred Experience
Experience with any of the following is strongly preferred:
• VDOT or transportation-agency projects
• Roadway and street lighting
• Highway lighting systems
• Government or municipal contracts
• Unit-price projects
• Traffic control and lane closures
• Underground conduit, trenching, or directional boring
• Pole and foundation installation
• Bucket trucks and digger derricks
• Change-order estimating and project billing

Compensation is based on experience, estimating ability, roadway/electrical construction knowledge, and demonstrated project-management success.
