Job Summary: This position is responsible for maintaining heating/air conditioning, ventilation, and refrigeration systems, identifying repair/replacement needs, installing, repairing, and upgrading HVAC systems and equipment, and assisting other skilled trades as required. Essential Functions: This list of essential functions is not exhaustive and may be supplemented as necessary in consultation with the employee(s) involved.
• Coordinates with requesting department/school and other trades for the purpose of completing work orders efficiently.
• Inspects and diagnoses malfunctions of HVAC systems and their components such as heating units, building exhaust fans, and ventilation units; identifies necessary repairs or replacement needs; completes preventative maintenance.
• Maintains, cleans, and inspects boilers and machinery such as electrical systems, mechanical valves, plumbing, and gas heaters; ensures equipment is in safe operating condition.
• Tests water and treats water with proper chemical levels.
• Performs pipe and steam fitting duties; performs journey-level tasks in electrical and plumbing for the purpose of assisting with the installation of gas fired forces air units.
• Orders equipment and supplies; maintains inventory and ensures availability of required items.
• Prepares written materials such as activity logs and repair status information; completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance.
• Responds to emergency situations and resolves immediate safety concerns.
• May participate in meetings, training, and workshops.
• Performs related duties as assigned.
Reporting Relationship: Reports to Supervisor of Maintenance and Operations. Working Conditions: Work is performed in various District buildings; physical demands include carrying, pushing, climbing, frequent stooping, kneeling, crouching or crawling and significant finger dexterity; must be able to lift a minimum of 40 pounds. Minimum Qualifications: Education and Experience High School Diploma or equivalent, three years of experience in the repair and maintenance heavy and light equipment, including one year of journey-level experience as HVAC Technician required. Allowable Substitution Alternative combinations of education and experience will be evaluated by the Human Resources department for comparability. Knowledge, Skills, and Abilities Skill in operating equipment used in heating/air conditioning and refrigeration; skill in preparing and maintaining accurate records, and adhering to safety practices. Knowledge of boiler and heating systems; knowledge of methods used in maintenance of heating/air conditioning and refrigeration systems and related equipment; knowledge of safety practices and procedures. Ability to interpret building plans, data, and schematics; ability to read, write and communicate effectively; ability to adapt to changing work priorities, ability to operate a computer and learn specific software programs; ability to maintain effective working relationships with staff and the public; ability to work independently with minimal supervision.
Licenses/Special Requirements: Valid Washington State driver's license.
Salary: Salary is based upon the current 2026-27 Maintenance Salary Schedule; HVAC Technician level. FLSA Non-Exempt.
Work Year: 12 month position, 260 days per year, 8.0 hours per day.
