About the Role
We are seeking a knowledgeable and detail-oriented *BCIN Designer* to join our engineering team. The successful candidate will be responsible for preparing accurate, code-compliant drawings and documentation for *building permit applications* involving residential, commercial, and industrial projects.
This position is ideal for someone with strong knowledge of the *Ontario Building Code (OBC)*, experience producing permit and construction drawings, and the ability to coordinate effectively with engineers, architects, contractors, clients, municipalities, and other project stakeholders.
Key Responsibilities
* Prepare complete *building permit drawing packages* for residential, commercial, and industrial projects. * Produce architectural and building drawings, including floor plans, elevations, sections, details, site plans, and other permit-related drawings. * Review existing conditions, measurements, sketches, surveys, engineering information, and client requirements. * Apply the *Ontario Building Code*, applicable zoning requirements, municipal standards, and other relevant regulations to project designs. * Conduct code reviews and identify potential compliance issues before permit submission. * Coordinate drawings with structural, mechanical, electrical, civil, and other engineering disciplines as required. * Prepare and revise drawings in response to internal reviews, client comments, and municipal permit-review comments. * Assist with building permit applications and communicate with municipal building departments when required. * Maintain accurate project files, drawing standards, revisions, and documentation. * Work closely with engineers and other team members to ensure designs are practical, coordinated, accurate, and permit-ready. * Manage multiple projects and deadlines while maintaining a high level of accuracy and attention to detail.
Qualifications
* Valid *BCIN (Building Code Identification Number)* with applicable Ontario Ministry qualifications. * Qualification in applicable categories such as *House, Small Buildings, Large Buildings, Building Structural, and/or General Legal/Process* is an asset. * Demonstrated knowledge of the *Ontario Building Code* and building permit requirements. * Experience preparing building permit and construction drawings for residential and/or commercial/industrial projects. * Proficiency with *AutoCAD* is required; experience with *Revit* is a strong asset. * Ability to interpret architectural, structural, mechanical, electrical, and civil drawings. * Strong understanding of construction methods, building assemblies, materials, and detailing. * Excellent organizational and time-management skills. * Strong written and verbal communication skills. * Ability to work independently while collaborating effectively within a multidisciplinary engineering team. * Strong attention to detail and commitment to producing accurate, professional-quality drawings.

Experience in any of the following areas would be considered an asset:
* Custom homes, additions, renovations, and secondary suites * Multi-unit residential buildings * Commercial tenant improvements and change-of-use projects * Offices, retail, restaurants, and other commercial occupancies * Warehouses, manufacturing facilities, and industrial buildings * Building additions and alterations * Existing-building assessments and as-built drawings * Ontario municipal permit application and review processes * Zoning by-law review and preliminary zoning analysis * Coordination with structural and other engineering disciplines
