Job Summary:
This position is primarily responsible for managing activities and resources in support of renovation and move-in projects related to existing campus residences for Independent Living & Assisted Living Members. Assists in the renovation contracts and any new type of construction project.

Job Requirements:
• High school diploma or general education degree (GED) required.
• Minimum of 10 years of progressive experience in construction and/or facilities project management, with demonstrated expertise in planning, coordinating, and overseeing renovation, capital improvement, building maintenance, light commercial, and residential construction projects.
• Demonstrated experience managing projects involving light commercial and residential construction, including budgeting, scheduling, contractor/vendor coordination, regulatory compliance, and project completion within established timelines and budgets.
• Proven ability to oversee multiple projects simultaneously while ensuring quality workmanship, safety standards, and organizational objectives are met.
• Proficiency with Microsoft 365 applications, including Outlook, Excel, Word, and Teams.
• Knowledge of budgets, purchasing, and accounting.
• Strong planning and organizational skills.
• Excellent verbal and written communication skills, including positive “Customer Service” attitude.
• Ability to manage multiple tasks and shift priorities.
• Completion of OSHA 10-hour course preferred.
Responsibilities:
• Achieves financial objectives by adhering to an annual budget and provides recommendations for capital and renovation expenditures.
• Adheres to approved scope and budget for planned projects. Must seek approval for special, non-budgeted projects before scheduling the project.
• Identifies any costs outside the scope of the required budget for projects and prepares cost data report for approval by Director of Facilities.
• Prepares and implements a proactive Quality Assurance/Quality Control (QA/QC) plan for projects.
• Develops and maintains a detailed project schedule including project cost estimates.
• Effectively and accurately communicates, as needed, relevant project information to new and current Residential Living Members, contractors.
• Ensures members' needs are met in a timely and cost-effective manner, with the understanding that approval is required for special project needs.
• Upon completion of a project, ensures property is ready for final inspection, gets appropriate management approval, and coordinates an appointment with the new Member for an inspection of the property.
• During the member's inspection, develops a punch list and ensures all items on the list are completed in a satisfactory manner while keeping within approved cost guidelines.
• Assist Director of Facilities with integrity pertaining to plans & specs of capital building projects in a supervisory role and an active member of the owner's representative team.
