The Transactions Manager will workout, underwrite, and restructure projects for a portfolio of assets. Participate in the workout asset strategy and communicate to all investors, partners and lenders for the properties' management or operation. Complete all lender due diligence. Work cooperatively with Vice President of Portfolio Management, local Mercy Housing team, property management team, and accounting staff to complete the real estate closing.
Pay: $100,000-120,000 annually, depending on experience
This is a hybrid role based in Denver, CO.

Duties & Responsibilities
• Collaborate with Property Management, Asset Management, Geographic Business Center (GBC), Risk Management and Accounting groups through the restructure, refinance acquisition, and disposition of Mercy assets.
• Draft workout, disposition and restructure plans for properties assigned.
• Analyze, prepare, and present data concerning property performance and create recommended workout plans.
• Prepare long-term strategic financial and capital improvements plans for assigned properties. As needed, oversee capital improvements for critical and non-critical repairs.
• Assist with structure and negotiate financing to allow for asset recapitalization.
• Analyze appropriate strategies and negotiate Limited Partner exits for properties in their 15th year of LIHTC compliance.
• Manage the remediation and/or disposition for properties in the portfolio deemed to be in Workout status.
• Work collaboratively with Vice President of National Portfolio Management and local Asset Managers to restructure identified assets.
Minimum Qualifications
• High school diploma or equivalent.
• Minimum of five years in asset management, problem property workout, or restructuring, oversight, or underwriting multifamily housing developments.
• Experience with local, state and federal programs and financing vehicles relative to the development and promotion of affordable housing programs required. Knowledge of HUD-sponsored multifamily programs (project-based Section 8 FHA d(3) and d(4), Section 236 and market-to-market) and IRS Section 42 Low Income Housing Tax Credit Program.
Preferred Qualifications
• Preferred: Bachelor's degree in business administration, finance, urban planning, or related field.
• Strongly Preferred: Master's degree.

• Strong time management and organizational skills with attention to detail, and technical project management. Meet deadlines and work under pressure, with interruptions. Prioritize effectively with tight time constraints.
• Extensive problem solving and flexibility while remaining focused on solutions.
• Excellent written, verbal communication and relationship management skills.
• Resolve conflicts through negotiations and maintain relationships during difficult situations.
• Understand, evaluate, and negotiate legal documentation and financial information relating to real estate transactions.
• Familiarity with the preparation of corporate and property budgets.
• Advanced proficiency in MS Office suite and property management software (i.e., YARDI, RealPage/OneSite and Asset Eye).
