About this role
The Sr Leasing Specialist coordinates and performs leasing, occupancy, and affordable housing compliance activities for assigned HumanGood Affordable Housing communities. The position supports new construction, rehabilitation, acquisition, and other lease-up projects from pre-leasing through stabilization and performs ongoing vacancy leasing and resident recertifications as assigned. The role processes applications, eligibility certifications, resident files, leases, move-ins, and recertifications in accordance with applicable HUD, Low-Income Housing Tax Credit (LIHTC), Fair Housing, regulatory, and HumanGood requirements. The Leasing Specialist works closely with Compliance, Operations, Development, community leadership, residents, applicants, and external partners to support occupancy goals and compliant housing operations.
Schedule: FULL-TIME
• Monday - Friday at 8:00 AM - 5:00 PM
Pay Range: $36-38/hour, depending on experience
Travel: This position requires 80% travel to support multiple communities primarily within the Seattle & Tacoma, WA area.
To be successful in this role, you would have:
• 5+ years of experience in affordable housing leasing, occupancy, property management, compliance, or a related is required.
• Experience with applicant eligibility, income and asset verification, certifications, leasing, move-ins, recertifications, and affordable housing resident files required.
• Ability to travel to assigned communities and project locations.
• Working knowledge of HUD, LIHTC, Fair Housing, and other applicable affordable housing occupancy requirements.
• Ability to accurately interpret and apply established regulations, policies, tenant-selection plans, and documentation requirements.
• Strong organizational, communication, customer-service, and problem-solving skills with the ability to manage multiple files, applicants, and deadlines.
• Proficiency with Microsoft Office and property management, compliance, or related information systems.
• HUD Occupancy Specialist, Certified Occupancy Specialist (COS), Certified Professional of Occupancy (CPO), or comparable credential, or ability to obtain an approved certification within six months of hire.
• Preferred experience with: Yardi, RealPage, HCCP, SHCM or another affordable housing compliance credential.
• May require walking throughout apartment communities and properties undergoing construction or rehabilitation, including stairs and uneven surfaces. May occasionally be exposed to weather conditions, moderate noise, and construction or rehabilitation activity.

What a day in the life may include:
• Coordinate lease-up and leasing activities, including applications, screening, eligibility, certifications, leases, and move-ins.
• Maintain accurate applicant, resident, occupancy, waitlist, and compliance records.
• Ensure compliance with HUD, LIHTC, Fair Housing, agency, and organizational requirements.
• Partner with Operations, Compliance, Development, Resident Services, and regional leadership to meet occupancy and lease-up goals.
• Support recertifications, audits, marketing/outreach, team training, and temporary on-site lease-up needs.
