Lead Maintenance Technician Position Overview The Lead Maintenance Technician is responsible for overseeing maintenance operations, leading a team of technicians, and ensuring optimal performance of building systems and equipment. This role requires technical expertise, leadership capabilities, and the ability to coordinate preventive and corrective maintenance activities across facilities. Key Responsibilities Leadership & Supervision The Lead Maintenance Technician provides daily direction and mentorship to maintenance staff, assigns work orders based on priority and technician skill sets, and conducts performance evaluations and skills assessments. This role monitors team productivity and quality standards, trains junior technicians on safety protocols, and coordinates scheduling to ensure adequate coverage across all shifts. Maintenance Operations This position performs and oversees preventive maintenance on HVAC, electrical, plumbing, and mechanical systems, diagnoses complex equipment failures and implements corrective solutions, and responds to emergency maintenance requests and system failures. The technician maintains building infrastructure including lighting, doors, locks, and structural components, ensures compliance with manufacturer specifications and warranty requirements, and documents all maintenance activities in the computerized maintenance management system (CMMS). Planning & Coordination The role develops and maintains preventive maintenance schedules, coordinates with vendors and contractors for specialized repairs or services, and manages parts inventory and orders supplies as needed. It also participates in capital improvement projects and facility upgrades, conducts facility inspections to identify potential issues before they become problems, and ensures minimal disruption to building occupants during maintenance activities. Safety & Compliance This position ensures all work complies with OSHA regulations, building codes, and safety standards, conducts safety meetings and toolbox talks with the maintenance team, and maintains accurate records for regulatory inspections and audits. The technician implements lockout/tagout procedures and other safety protocols, monitors and responds to building management system (BMS) alarms, and participates in emergency response procedures. Qualifications Required Candidates should possess a high school diploma or equivalent, along with 5+ years of experience in building maintenance, including 2+ years in a lead or supervisory capacity. Working knowledge of HVAC, electrical, plumbing, and mechanical systems is essential, as is the ability to read and interpret blueprints, schematics, and technical manuals. Valid driver's license and reliable transportation are required, along with the ability to work flexible hours including on-call rotation for emergencies. Preferred Preferred qualifications include trade certifications (HVAC, electrical, plumbing, or related), EPA Universal Refrigerant Certification, experience with computerized maintenance management systems (CMMS), industrial maintenance, or related field. Technical Skills Proficiency in electrical systems (distribution, lighting, emergency power), plumbing systems (domestic water, drainage, irrigation), hand and power tools for maintenance and repair work is required. Physical Requirements The position requires the ability to lift up to 50 pounds regularly, work from ladders, scaffolding, and elevated platforms, perform tasks in confined spaces and various environmental conditions, stand and walk for extended periods, and have manual dexterity for using tools and equipment. Work Environment This role operates primarily in facility and building environments with exposure to varying temperatures, noise levels, and weather conditions. Some work may be performed outdoors or in mechanical rooms and utility spaces.
Schedule: Monday to friday, 6:00 am to 2:30 pm
