Job Duties
· Monthly inspection of all assets. Monthly detailed report provided after each inspection.
· Contractor performance management.
· Soliciting contractor proposals for maintenance work.
· Community asset management including identification of maintenance needs for items such as lakes, roadways, street lighting, sidewalks, fences, boardwalks, storm water management system, guard house.
· Insure that community facilities are ADA compliant and proper maintenance is being performed.
· Monitoring of Preserves for exotic / nuisance vegetation. Findings are reported to your preserve maintenance contractor.
· Follow up on Board concerns such as wildlife issues and exotic plant intrusion.
· Work directly with your District Manager or CAM.
· On-site inspection, vendor meetings and pre-construction meetings as needed.
· Visual inspection of your storm water management system.
· Clock adjustments for fountain and aerator units. Includes adjusting clocks for daylight savings.
· Complaint response to concerns with the ponds, fountains, aerator units, storm water management system, sidewalks, preserves, street lights, landscape lighting, roadways and other common areas.
· Natural disaster inspections.
· Customer relations with residents. Assisting with community complaints and concerns.
· Annual Lake Bank Erosion Evaluation.
· Annual Sidewalk Safety Evaluation.
Qualifications
· High school diploma or equivalent; additional education or certification in property management, real estate, or related fields preferred.
· Experience in property inspections, homeowners' association management, or related roles preferred.
· Strong understanding of HOA governing documents, CC&Rs, and applicable laws and regulations preferred.
· Excellent communication skills, both verbal and written, with the ability to effectively interact with homeowners, board members, and external stakeholders.
· Detail-oriented and capable of maintaining accurate records and documentation.
· Ability to work independently and prioritize tasks in a fast-paced environment.
· Proficiency in using technology for documentation and communication purposes.
