Community Manager (Lease-Up) | Trolley Square
Berger Communities is seeking a Lease-Up Community Manager to help launch Apartments at 1021, our new Class A luxury apartments in Wilmington, DE, with leasing anticipated to begin in May 2027.
Prior to the lease-up, you'll join our team and work from either our Kennett Square Apartments or Willowbrook Apartments to learn Berger's operations, culture, and resident-focused approach while helping prepare for a successful community launch.

Pay & Benefits
• $70,000–$72,000/year, plus:

Location: Apartments at 1021 is currently under development in Wilmington, DE. Until the community opens, this position will be based in Boothwyn, PA or Kennett Square, PA to support operations and pre-leasing efforts.
Schedule: Tuesday through Saturday, 8:30 AM to 5:30 PM
What You'll Do
You'll be the face and force behind the day-to-day success of the community. Your leadership will drive everything from leasing results to resident satisfaction.
• Manage the overall financial performance of the property
• Set and achieve leasing and occupancy goals
• Build and lead a high-performing onsite team
• Handle budgeting, expenses, and capital planning
• Oversee the full resident lifecycle—from move-ins to renewals
• Ensure rent collection and handle legal processes as needed
• Partner with the Service Manager to maintain curb appeal and home readiness
• Stay in the know about the local market and competing properties
