Job Title: Facilities TechnicianJob DescriptionThe Facilities Technician is responsible for performing maintenance, repair, and troubleshooting across multiple buildings, with a strong focus on apartment turnover work, painting, and general mechanical upkeep. This role ensures that building systems, equipment, and interior spaces operate safely, efficiently, and are maintained to a high standard.Responsibilities

• Perform turnover work in apartments, including painting and basic repairs to prepare units for new occupants. • Diagnose and troubleshoot mechanical issues in building systems and equipment. • Patch and repair walls and surfaces as part of routine maintenance and turnover activities. • Conduct preventative and corrective maintenance on mechanical machines and devices, including pumps, motors, air handling units, refrigeration units, air compressors, and laboratory equipment. • Dismantle machines and devices for servicing, repair, or replacement of parts as needed. • Adjust devices, instruments, belts, and related components to ensure proper operation and performance. • Lubricate and clean pumps, motors, fans, machinery, equipment, and operating hardware to maintain reliability and extend equipment life. • Replace gaskets and seals on water coolers and other equipment to prevent leaks and maintain proper function. • Regulate steam and hot water equipment in mechanical rooms, offices, laboratories, and residential areas by adjusting valves, thermostats, and dampers. • Maintain accurate time and material records for all maintenance and repair activities. • Perform minor inspectional duties as directed to identify potential issues and support safe, efficient building operations. • Support installation tasks related to building systems and equipment as part of maintenance and improvement projects. Essential Skills

• Hands-on turnover experience in apartments, including painting and basic unit preparation. • Ability to diagnose and troubleshoot a wide range of mechanical issues in building systems and equipment. • Proficiency in wall patching and surface repair. • Experience with maintenance and repair tasks involving pumps, motors, air handling units, refrigeration equipment, and air compressors. • Capability to dismantle machines and devices for servicing, repair, or parts replacement. • Skill in adjusting mechanical devices, instruments, and belts to ensure proper operation. • Ability to perform preventative and corrective maintenance on building equipment and systems. • Competence in lubricating and cleaning mechanical equipment, fans, and operating hardware. • Experience replacing gaskets and seals on equipment such as water coolers. • Ability to regulate steam and hot water systems by adjusting valves, thermostats, and dampers. • Attention to detail in maintaining accurate time and material records. • Ability to perform minor inspectional duties and follow maintenance directives. The work involves regular use of tools and equipment related to pumps, motors, air handling units, refrigeration systems, air compressors, and laboratory devices. The environment includes both indoor mechanical spaces and occupied residential units, requiring attention to safety, cleanliness, and professional conduct while performing maintenance and repair tasks. Job Type & LocationThis is a Contract to Hire position based out of Philadelphia, PA. Pay and BenefitsThe pay range for this position is $20.00 - $21.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
