Job Overview Reporting to the Deputy General Manager – Leasing or Senior Manager – Leasing (Office Leasing), the Senior Officer – Leasing (Office Leasing) is responsible for handling leasing activities for the assigned office portfolio, including tenancy management, leasing negotiations, and administrative support. The incumbent supports day-to-day leasing operations, executes marketing initiatives, conducts market and portfolio analytics, and assists in achieving occupancy and rental performance targets to maximize the portfolio's yield and market positioning. Responsibilities Leasing Operations & Asset Management Handle all leasing matters for the assigned office portfolio, including new lettings, renewals, and tenancy administration. Manage daily leasing activities and negotiations, including inspections, takeover/handover of premises, and related coordination works. Handle leasing enquiries and prepare offer documents, letters, and leasing proposals accurately and timely. Support tenancy administration work and ensure proper documentation and system records. Portfolio Performance & Market Analytics Analyze office portfolio performance metrics, including occupancy levels, rental yields, tenant sales data, and footfall trends. Conduct regular competitor analysis by tracking competitor tenant mix, rental trends, promotional activities, and overall market positioning. Monitor corporate real estate trends, macroeconomic factors, and industry developments to identify emerging leasing opportunities and potential market threats. Assist in preparing data-driven leasing reports, rental forecasts, and performance dashboards to provide actionable insights for management review. Evaluate the current tenant mix and suggest areas for optimization. Marketing & Business Development Carry out proactive marketing activities including cold calling, market research, and target tenant sourcing. Prepare compelling rental proposals and support the execution of leasing strategies to achieve occupancy and revenue targets. Monitor market trends and competitor activities to identify leasing opportunities. Tenant Interaction & Customer Service Handle leasing enquiries and respond promptly to prospective and existing tenants. Build and maintain strong, long-term relationships with office tenants and external agents. Requirements Bachelor’s Degree in Real Estate, Business, Marketing, or related disciplines Minimum 4 years’ experience in property leasing, commercial asset management, or related fields Familiarity with leasing systems and property management processes is an advantange Analytical Skills: Strong ability to interpret market data, analyze competitor trends, and compile portfolio performance metrics. Proactive, customer-oriented, and detail-minded Strong communication and interpersonal skills Good negotiation and coordination skills Proficient in MS Word, Excel, and PowerPoint Good command of spoken and written Chinese, English, and Mandarin
