About this role
Primary Purpose Perform skilled maintenance, troubleshooting, repair, replacement, installation, and preventive maintenance of heating, ventilation, air conditioning, and refrigeration (HVAC/R) systems and related equipment throughout District facilities. Ensure HVAC systems operate safely, reliably, and efficiently to support comfortable and appropriate learning and working environments for students and staff. Assist the HVAC Supervisor and other HVAC personnel with major repairs, system replacements, preventive maintenance programs, emergency response, and other departmental needs. Qualifications Minimum Education/Certification
• High school diploma or G.E.D.
• Valid Texas driver's license with an acceptable driving record.
• EPA Section 608 Certification for proper refrigerant handling and recovery required.
• HVAC technical school, trade school, manufacturer training, or equivalent industry training preferred.
• Additional HVAC/R, electrical, controls, or manufacturer certifications preferred.
Minimum Experience
• Five (5) years of commercial and/or industrial HVAC/R experience.
• Experience maintaining and repairing commercial HVAC equipment in large facilities or similar environments preferred.
Special Knowledge and Skills
• Thorough knowledge of commercial HVAC/R systems, equipment, components, and preventive maintenance practices.
• Ability to accurately diagnose HVAC mechanical, electrical, and control-related problems and perform necessary repairs.
• Knowledge of air-cooled and water-cooled HVAC systems, including chillers, boilers, pumps, cooling towers, air handlers, rooftop units, split systems, package units, exhaust systems, and related equipment.
• Knowledge of electrical components, motors, contactors, relays, variable frequency drives (VFDs), sensors, thermostats, and HVAC control circuits.
• Working knowledge of Building Automation Systems (BAS) and HVAC controls preferred.
• Knowledge of refrigerant recovery, evacuation, charging, leak detection, and applicable EPA requirements.
• Ability to read and interpret blueprints, schematics, wiring diagrams, equipment specifications, technical manuals, and manufacturer documentation.
• Ability to use HVAC diagnostic instruments, meters, gauges, refrigerant recovery equipment, vacuum pumps, and other specialized tools.
• Ability to perform brazing and soldering as required.
• Ability to identify unsafe conditions and take appropriate corrective action or immediately report conditions requiring additional assistance.
• Ability to communicate effectively and professionally with supervisors, coworkers, campus administrators, contractors, vendors, and other District personnel.
• Ability to work independently and as part of a team.
• Ability to prioritize work and respond effectively to HVAC emergencies.
Major Responsibilities and Duties
• Receive, review, prioritize, and complete assigned HVAC work orders in a timely and professional manner.
• Inspect, troubleshoot, diagnose, maintain, repair, replace, and install HVAC/R equipment and associated components throughout District facilities.
• Perform scheduled preventive maintenance on HVAC equipment to promote reliable operation, energy efficiency, equipment longevity, and occupant comfort.
• Diagnose mechanical, electrical, refrigerant, airflow, and control-related HVAC problems and determine appropriate corrective action.
• Service and repair HVAC equipment including, but not limited to, chillers, boilers, cooling towers, pumps, air handlers, rooftop units, package units, split systems, exhaust fans, motors, compressors, coils, valves, controls, and related equipment.
• Recover, evacuate, charge, and handle refrigerants in accordance with EPA requirements and established District procedures.
• Inspect HVAC equipment and systems for unsafe conditions, abnormal operation, excessive wear, leaks, unusual noise, temperature concerns, and other indications of equipment failure.
• Notify the HVAC Supervisor of major equipment deficiencies, recurring failures, repair needs, and equipment that may require replacement or capital improvement.
• Assist with troubleshooting and operation of HVAC controls and Building Automation Systems, as assigned.
• Maintain accurate documentation of work performed, equipment conditions, materials used, repairs completed, and preventive maintenance activities through the District's work-order system and other required records.
• Assist the HVAC Supervisor with maintaining equipment records, service histories, reports, inventories, and other departmental documentation.
• Maintain assigned tools, equipment, vehicles, work areas, and materials in a clean, safe, and serviceable condition.
• Operate tools, equipment, machinery, and District vehicles in accordance with established safety procedures.
• Follow all applicable District safety procedures, manufacturer recommendations, EPA regulations, and other applicable codes and requirements.
• Communicate with campus administrators and appropriate District personnel regarding HVAC concerns, service needs, equipment status, and completion of work.
• Coordinate with other Maintenance Department trades when HVAC repairs involve electrical, plumbing, carpentry, controls, roofing, or other building systems.
• Assist HVAC coworkers and other Maintenance personnel in the performance of their duties as operational needs require.
• Respond to HVAC emergencies and participate in after-hours, on-call, weekend, or emergency response assignments as required.
• Assist with inspections, commissioning, warranty-related issues, and verification of newly installed or replaced HVAC equipment as assigned.
• Attend manufacturer training, technical courses, safety training, seminars, and other professional development opportunities to maintain and improve job knowledge.
• Maintain an appropriate inventory of commonly used HVAC parts, materials, refrigerants, tools, and supplies assigned to the position.
• Demonstrate professionalism, dependability, flexibility, teamwork, and a positive attitude when interacting with District personnel and the public.
• Follow District policies, departmental procedures, safety requirements, and established chain of command.
• Perform other duties as assigned by the HVAC Supervisor or Maintenance administration.
Equipment Used Hand and power tools; electrical testing instruments; digital multimeters; clamp meters; refrigerant gauges; electronic leak detectors; temperature and pressure measuring devices; vacuum pumps; refrigerant recovery machines; recovery cylinders; charging equipment; acetylene/oxygen and brazing equipment; ladders; lifts; computers/mobile devices; Building Automation System interfaces; and other HVAC diagnostic and service equipment. Working Conditions Physical Demands Frequent walking, standing, climbing, bending, stooping, kneeling, reaching, pushing, pulling, and working in awkward or confined positions. Ability to safely lift and carry materials, tools, equipment, and components weighing 50 pounds or more with appropriate assistance or equipment when necessary. Ability to climb ladders and work at elevated locations, including rooftops and mechanical areas. Position may require irregular work hours, overtime, emergency response, weekends, and participation in an on-call rotation. Environment Work performed both indoors and outdoors in varying weather and temperature conditions. Regular exposure to extreme heat and cold, high humidity, mechanical equipment, moving parts, high-pressure refrigerants, electrical systems, high-voltage equipment, noise, dust, fumes, chemicals, and other conditions normally associated with commercial HVAC maintenance. Work may be performed on rooftops, in mechanical rooms, above ceilings, in confined spaces, and in other areas with limited access. Must follow established safety procedures and use appropriate personal protective equipment (PPE) when required. Mental Demands Ability to read and understand technical information, interpret diagrams and schematics, diagnose complex equipment problems, follow written and verbal instructions, manage multiple priorities, make sound decisions, and work effectively during equipment failures and emergency situations.
