Visa sponsorship is not available Classified Administrator 1.00 FTE- 8 hour shift, 40 hour week 249 work contract- July 01 to June 30 9 Paid Holidays and 11 non contract work days SUMMARY The candidate must perform the duties outlined below. The position requires excellent interpersonal skills, strong self-discipline and the ability to organize and facilitate multiple projects at the same time. The position requires the individual work daily with a diverse group of tenants and tactfully and diplomatically represents the Los Alamos Public Schools interest. ESSENTIAL DUTIES AND RESPONSIBILITIES

• Ability to manage property contracts: adjust contract language, explain contracts, and effectively enforce contractual language with all tenants

• On a daily basis may be required to visit and inspect Los Alamos Public Schools (LAPS) rental properties to determine condition and appropriate actions for upkeep

• Ability to understand and interpret NM State codes and regulations pertaining to property management

• Adhere to the school board's strategic plan

• Ability to develop and monitor budgets

• Knowledge of contract and rental law

• Ability to work under tight time constraints

• Respond to all safety-related activities, issues, and concerns in order to meet local, state, and federal compliance regulations

• Record appropriate documentation in accordance with all laws, contract requirements, and district policies, regulations, and procedures

• Lead planning activities for building usage and land transfers

• Recommend modifications to accommodate regulatory, legislative, industry or district changes, while seeking advice from legal when appropriate. Provide documentation and interpretation of contractual rights and obligations internally and externally, ensuring that due diligence is practiced in complying with the stated terms and conditions.

SUPERVISORY RESPONSIBILITIES None EDUCATION AND EXPERIENCE

• Bachelor's degree or higher preferred from an accredited four-year University or College

• Must possess a valid NM Drivers License

• Such alternatives to the above qualifications as the Superintendent may find acceptable.

LANGUAGE SKILLS Ability to communicate effectively in both written and oral mediums. Ability to effectively present information to administrators, public groups/communities, and the Board of Education. MATHEMATICAL SKILLS

• Ability to understand basic mathematical concepts to perform the required tasks

REASONING ABILITY

• Ability to interpret an extensive variety of technical instructions in mathematical, written, or diagram form and deal with several abstract and concrete variables.

TECHNICAL SKILLS

• Demonstrated proficiency in the use of Microsoft Office applications, Google platform, and LAPS-based programs

OTHER SKILLS AND ABILITIES

• Ability to apply knowledge of current market trends and apply them to the work environment

• Ability to establish and maintain effective working relationships with the LAPS community

• Ability to speak clearly and concisely both in oral and written communication

• Knowledge of the State of New Mexico Procurement Code and Uniform Commercial Code

• Ability to perform duties with awareness of all District requirements and Board of Education policies
