Devon Properties is looking for an experienced, licensed Property Manager to join our Kelowna team.
This is not a role where you simply maintain the status quo. You will take ownership of a residential portfolio, lead building teams, work directly with property owners and Asset Managers, and make decisions that have a visible impact on property performance.
You will have your hands in the full picture: operations, financial performance, occupancy, resident experience, building condition, capital planning, and team leadership.

What You Will Own
Your portfolio. You will be accountable for keeping your properties operating effectively, looking their best, and performing financially.
Your people. You will lead and support Building Managers and other site staff, set expectations, manage performance, and, in partnership with People & Culture, support hiring and employee relations.
Your numbers. You will monitor revenue, expenses, receivables, arrears, vacancies, incentives, and financial results. You will review monthly financial statements, support annual budgeting, and work with Accounting, Asset Managers, and property owners to address performance gaps.
Your buildings. You will regularly visit and inspect properties, identify maintenance and safety concerns, coordinate with contractors and vendors, and work with owners on capital expenditures and longer-term improvement plans.
Your relationships. You will be a key point of contact for property owners and Asset Managers, providing timely operational and financial updates and responding quickly when issues arise.
Where You Will Make an Impact
You will work closely with Leasing to understand the Kelowna rental market, respond to changing conditions, reduce vacancy, and identify opportunities to strengthen occupancy and revenue.
You will help ensure residents receive a high standard of service while managing the realities of property management, including arrears, complaints, tenancy matters, and difficult conversations.
You will use property and financial data to spot trends, identify problems, and take action rather than waiting for someone else to tell you what needs to be done.
You will also participate in an after-hours on call rotation for property emergencies, working with Building Managers to maintain effective shared coverage.
What You Bring
* An active Rental Property Management Licence in British Columbia * 3 to 5 years of experience as a licensed Property Manager, ideally managing residential properties * Strong knowledge of the BC Residential Tenancy Act and residential property operations * Confidence managing financial performance, budgets, receivables, vacancies, leases, contracts, and property reporting * Experience leading building or site teams and managing performance * Strong judgment and the ability to navigate challenging resident, owner, and operational situations * Comfort working with Microsoft Excel and property management systems such as RealPage, Property Vista, or Yardi * A proactive approach. You see what needs attention and take ownership of getting it resolved * Flexibility to respond to operational needs outside regular business hours when required * A valid driver's licence and reliable access to a vehicle
