Position Overview

North Central Insulation is seeking an experienced Asset and Maintenance Shop Manager to oversee the acquisition, maintenance, repair, utilization, replacement, and lifecycle management of the company's physical assets, including fleet vehicles, spray foam rigs, heavy equipment, trailers, facilities, tools, and specialized equipment.

This position oversees the company's maintenance shop, develops preventative maintenance programs, manages equipment safety and compliance, and ensures company assets remain reliable, available, and cost-effective throughout their useful life.

The Asset and Maintenance Shop Manager partners with Operations, Human Resources, Safety, Accounting, Purchasing, and other departments to support safe, efficient, and profitable operations throughout the organization.

This position reports to the Executive Vice President and supervises maintenance personnel.

Key Responsibilities

• Direct the acquisition, maintenance, repair, replacement, and disposal of company-owned vehicles, equipment, facilities, tools, and other physical assets.

• Develop, document, and administer preventative maintenance programs to maximize equipment reliability and minimize downtime.

• Operate and manage the company's maintenance shop, including scheduling, workflow, technician supervision, and quality control.

• Train, coach, and evaluate maintenance personnel and establish performance and training expectations.

• Promote a culture of safety and ensure company, manufacturer, regulatory, and industry safety requirements are followed.

• Coordinate repairs using internal technicians and outside vendors as appropriate.

• Develop long-term equipment replacement plans and capital expenditure recommendations.

• Maintain accurate asset records, maintenance histories, warranties, registrations, inspections, and lifecycle documentation.

• Establish maintenance standards, inspection procedures, equipment specifications, and operating guidelines.

• Ensure compliance with DOT, OSHA, EPA, manufacturer requirements, licensing, inspections, and other applicable regulations.

• Coordinate maintenance activities with Operations Managers to minimize operational disruptions.

• Oversee fleet management, including licensing, registrations, insurance coordination, inspections, fuel management, utilization, and replacement planning.

• Manage maintenance inventories, replacement parts, shop supplies, and equipment inventories.

• Develop and manage the Asset Department operating budget and monitor maintenance costs, capital expenditures, and financial performance.

• Analyze maintenance costs, equipment utilization, lifecycle costs, and operational data to improve asset performance and reduce total cost of ownership.

• Establish and maintain relationships with vendors, suppliers, manufacturers, contractors, and service providers while negotiating favorable pricing and service agreements.

• Monitor and oversee the maintenance and improvement of company facilities, including buildings, warehouses, shops, grounds, utilities, security systems, and supporting infrastructure.

• Partner with Human Resources and Safety to develop equipment operating procedures, inspection programs, maintenance standards, and employee training materials.

• Identify and implement process improvements that improve equipment reliability, maintenance efficiency, safety, and operational performance.

• Prepare reports, budgets, capital plans, maintenance schedules, and performance metrics for senior leadership.

• Perform all other duties assigned.

Required Experience, Education & Skills

• Minimum of 7 years of progressively responsible experience in fleet management, equipment maintenance, facilities management, construction operations, asset management, or a related field.

• Minimum of 3 years of supervisory or management experience.

• Demonstrated experience managing vehicle fleets, equipment, facilities, or maintenance operations.

• Strong knowledge of preventative maintenance programs and equipment lifecycle management.

• Working knowledge of DOT, OSHA, EPA, and equipment safety regulations.

• Experience preparing budgets, capital plans, and maintenance schedules.

• Collaborative leadership style and ability to build trusting relationships with employees, vendors, and others.

• Strong leadership, organizational, analytical, and problem-solving skills.

• Effective listening and verbal and written communication skills.

• Ability to negotiate with vendors and manage contractor relationships.

Preferred Qualifications

• Bachelor's degree in business management, construction management, mechanical engineering, facilities management, or a related field.

• Commercial Driver's License (CDL) and ASE or other industry certifications.

• Experience with fleet management and maintenance software.

• Experience managing multi-location operations.

• Heavy equipment maintenance experience.

Working Conditions & Environment

Work is performed in offices, maintenance shops, warehouses, company facilities, construction sites, and outdoor environments. This position requires regular travel between company locations and may involve exposure to varying weather conditions, dust, grease, noise, and construction-related hazards. Appropriate personal protective equipment

(PPE) must be worn whenever required.

The position involves regular interaction with employees, managers, third-party maintenance companies, and technicians, as well as driving on public roadways throughout the home community and to and from jobsites.

This is a full-time, Monday through Friday position, including early morning hours in addition to extended workdays and weekend work as needed. Regular and punctual attendance is required.

Products, Tools & Equipment

The position requires working knowledge of fleet vehicles, heavy equipment, spray foam rigs, trailers, shop equipment, diagnostic and repair equipment, GPS and fleet tracking systems, maintenance management software, asset tracking systems, and hand and power tools.

The position must be able to wear PPE as needed, including masks, hard hats, respirators, coveralls, gloves, and safety glasses.

Physical & Mental Demands

The position may require lifting and carrying up to 50 pounds, working in confined spaces, pulling, kneeling, climbing ladders, pushing, crouching and bending, driving, walking, operating vehicles, grasping, and reaching.

The position also requires decision-making, problem-solving, mental alertness, reading and interpreting information, manual dexterity, oral and written communication, memory recall, hearing, visual acuity, and the ability to work at a computer for extended periods.
