Pre-Employment Screening

Requirements:

The Tohono O’odham Ki:Ki Association conducts pre-employment screening for all positions, which may include a criminal background check, verification of credentials, licenses, certifications, and work history. In addition, a check of names and identification documents is conducted on all new employees to ensure they are legally authorized to work in the United States. All employees are required to successfully pass a drug screening test prior to employment; random drug screening tests may be administered post-employment.

Summary:

Under the supervision of the Maintenance Manager the Field Supervisor directs activities of workers to initiate and complete various maintenance projects & work orders by performing the following duties personally or through subordinate workers.

Duties and Responsibilities:

• Coordinating daily tasks according to priorities and plans, making changes when necessary due to weather, supply, delivery and personnel.

• Supervises and assigns the work of maintenance employees, when designated by Maintenance Manager.

• Assists with planning and implementing Rental improvements.

• Monitors daily Maintenance Technician operation, as needed.

• Assist with reports, analyzes data, and makes recommendations for improving Rentals and resolving maintenance-related issues.

• Ensures that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner.

• Communicates regularly with all maintenance technicians, both individually and as a group to ensure good two-way communication and addresses any concerns related to maintenance issues.

• Assists with hiring of maintenance personnel.

• Initiates and carries out projects that improve efficiency and/or reduce operating costs.

• Coordinates activities with Maintenance Manager.

• Participate in objective setting, plan development and performance review of Rentals.

• Assists with the maintenance program based on best practices in the industry, with an emphasis on planning/scheduling and preventive/predictive maintenance.

• Monitors the use and inventories of spare parts, maintenance supplies, and equipment and initiates reordering when necessary.

• Determines material, equipment, and supplies to be used.

• Coordinates or installs, inspects, repairs, and maintains the electrical, plumbing, mechanical and other related systems.

• Assist with general repairs such as painting, patching walls, security hardware, hanging shelves and landscaping. Assists with coordination of renovations of existing facilities.

• Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems for rentals.

• Communicates regularly with other departments such as the Residential Services to help with tenants.

• Oversees special projects.

• Performs other related duties as assigned.

Supervisory Responsibilities:

Directly supervises employees in the Maintenance department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

Minimum Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. • Education and/or Experience: Associate's degree (A. A.) or equivalent from two-year college or technical school; or five to seven years related experience and/or training; or equivalent combination of education and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

• Language Skills: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

• Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Must have a proficiency in the development of independent cost estimates.

• Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Must be comfortable and competent at negotiating scope changes in heavy construction. Must be critical path construction scheduling and analysis proficient.

• Computer Skills: To perform this job successfully, an individual should have knowledge of Design software; Development software; Project Management software; Spreadsheet software and Word Processing software.

• Certificates, Licenses, Registrations: Valid Arizona's Drivers License; No DUI’s in past 3 years; No felony convictions in past 7 years.
