About this role
Summary Oversee the daily operation, maintenance, and repair of building services and M&E systems, including ACMV, electrical, plumbing and sanitary, fire protection, lifts, and other building facilities.
Key Responsibilities
• Conduct routine inspections to ensure facilities are well-maintained and comply with statutory, safety, and client requirements.
• Plan, coordinate, and supervise preventive and corrective maintenance works performed by contractors and service providers.
• Monitor contractors' performance, ensuring works are completed safely, on time, and in accordance with contractual obligations and service standards.
• Attend to technical faults, complaints, and emergency breakdowns, ensuring timely rectification and minimal operational disruption.
• Review maintenance reports, service records, and inspection findings, and recommend corrective actions where necessary.
• Coordinate minor improvement, replacement, and asset enhancement works.
• Prepare technical specifications, obtain quotations, evaluate proposals, and support procurement activities.
• Monitor maintenance expenditure and ensure works are carried out within the approved budget.
• Ensure compliance with the Workplace Safety and Health (WSH) Act, Fire Safety Act, environmental regulations, and company policies.
• Liaise with clients, consultants, authorities, and internal stakeholders on technical and operational matters.
• Support audits, statutory inspections, and regulatory compliance activities.
• Prepare monthly reports, maintenance records, and other operational documentation as required.
• Perform any other duties assigned by the Reporting Officer.
Requirements
• Diploma in Mechanical, Electrical, Building Services, Facilities Management, or a related engineering discipline.
• Minimum 2–5 years of relevant experience in facilities management, building maintenance, or property management.
• Good knowledge of M&E systems, preventive maintenance practices, and statutory compliance requirements.
• Experience in managing maintenance contractors and service providers.
• Familiarity with Singapore regulations, including the Workplace Safety and Health (WSH) Act and Fire Safety Act.
• Proficient in Microsoft Office applications and Computerised Maintenance Management Systems (CMMS) is an advantage.
• Strong problem-solving, communication, and stakeholder management skills.
• Able to work independently and respond to emergencies outside normal working hours when required.
