GENERAL PURPOSE:

The Facility Maintenance Manager is responsible for the daily maintenance and custodial services for High Blue. This position serves as an ambassador for High Blue, greeting members and guests with a cheerful and positive attitude while tending to their needs. The Manager schedules and supervises custodial staff to ensure the efficient and safe operation of the facility and operates the various types of equipment and tools required to perform custodial and maintenance duties. Performs duties under the direct supervision of the Assistant Director. Supervises part-time staff in the routine cleaning and maintenance of High Blue.

PRIMARY DUTIES AND RESPONSIBILITIES:

• Plans, organizes, coordinates, and oversees day-to-day custodial duties.

• Performs maintenance and repair work within High Blue, including basic electrical troubleshooting, plumbing repairs, HVAC system monitoring, and carpentry tasks.

• Has general knowledge of aquatics operations and the ability to perform chemical testing, water balancing, and troubleshooting and maintenance of pool equipment.

• Identifies the scope of maintenance work and determines when a contractor is required; coordinates and oversees outside vendors and contractors for larger repairs.

• Supervises the performance of all custodial personnel; evaluates performance; assigns and reviews work.

• Schedules and supervise custodial staff for efficient, safe, and fiscally responsible operation of High Blue.

• Assists in providing necessary items or additions to the private rentals.

• Reviews custodial and daily cleaning reports and work orders to determine materials, labor, and time requirements.

• Trains staff in areas of building maintenance and custodial services.

• Operates all equipment and tools in a safe, reasonable, and efficient manner with special consideration given to the safety of self, co-workers, and the public.

• Oversees the ordering and inventory of supplies, tools, and equipment required to maintain and clean High Blue.

• Develops and follows a Building Maintenance Plan for High Blue, with consideration given to daily cleaning, scheduled cleaning, preventative maintenance, equipment upkeep, and emergency repair, and other work deemed appropriate.

• Manages maintenance request orders and maintains accurate logs and records as required.

• Conducts routine inspections of locker rooms, wet areas, equipment rooms, and all common spaces to ensure cleanliness and safety standards are met

• Incumbent must demonstrate a strong personal commitment to the mission and goals of the Belton Parks & Recreation Department and carry out their assigned responsibilities in accordance with the organization’s policies and applicable laws.

• Operates various types of equipment and tools for specialized and general maintenance within the facility.

• Performs other duties as assigned by the Assistant Director.

• Attend training sessions and meetings as required.

• Maintains a professional image at High Blue and in the community.

MINIMUM QUALIFICATIONS:

• Required knowledge, skills, and abilities:

• Ability to follow written, verbal, or diagrammed instructions.

• Ability and willing to perform heavy manual labor requiring physical strength and dexterity.

• Ability to use hand tools and operate equipment efficiently, safely, and effectively.

• Ability and willing to accept new techniques, tasks, and training.

• Ability to demonstrate willingness to assist co-workers with responsibilities when needed.

• Working knowledge of or familiarity with electrical systems, including basic troubleshooting.

• Working knowledge of or familiarity with plumbing, including fixtures, minor repairs, drain maintenance, and shutoff valves.

• Working knowledge of or familiarity with HVAC systems, including filter changes, basic system monitoring, and identifying issues requiring contractor attention.

• Working knowledge of or familiarity with carpentry, including patching, door hardware, and minor trim and finish work.

• Able to follow written, verbal, or diagrammed instructions.

• Able to perform a variety of painting and mechanical repair work.

• Able and willing to perform heavy manual labor requiring physical strength and dexterity.

• Able to use hand tools and operate equipment efficiently, safely, and effectively.

• Able and willing to accept new techniques, tasks, and training.

• Demonstrates willingness to assist coworkers with responsibilities when needed.

• Knowledge of standard electrical, mechanical, and building codes and guidelines.

Special Requirements

• Valid state driver's license required.

• Must carry a work-issued cell phone.

• Subject to working some weekend and evening hours.

• Subject to on-call hours.

Education and Experience:

• High School Diploma or GED required.

• Minimum of 5 years of experience in building or facility maintenance, preferably in a fitness, recreation, or commercial facility setting, with some management experience.

• While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee frequently is required to stand, walk; and use hands to finger, handle, feel or operate objects, tools, or controls.

• The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear.

• The employee must frequently lift and/or move up to 25 pounds.

• The employee must occasionally lift and/or move up to 50 pounds and occasionally more.

• Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

• While performing the duties of this job, the employee occasionally works near moving mechanical parts.

• The employee occasionally works in highs, precarious places and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, and toxic chemicals.
