About this role

Job Description Summary As a Build to Rent (BTR) Land Acquisition and Entitlements Director working for Taylor Morrison you will be responsible for understanding and executing all components of the land acquisition and entitlement planning processes applicable to higher-density BTR developments ensuring a smooth handoff of projects to the land development and vertical construction team. The "hybrid" communities include smaller single-family homes built in a multi-family apartment-style setting. The individual will directly source and entitle land that is suitable for Taylor Morrison's defined strategy.

Utilize geographic market study data to identify submarkets that are best suited for our build to rent strategy based on our target consumers and their preferencesEstablish a network of colleagues, brokers and sellers able to bring build to rent acquisition opportunitiesEducate third party stakeholders (municipalities, brokers, land sellers etc.) regarding our build to rent businessUnderstand residential, commercial and multi-family municipal zoning ordinances and apply as appropriate to achieve build to rent entitlement approvalsIdentify, control and purchase properties necessary to achieve established divisional build to rent forecasts and financial objectivesWrite letters of intent and negotiate land purchase contracts and review with outside counselMeet with engineers, planners and government agencies and manage entitlements to ensure proper execution of medium/high-density site plansReview and manage due diligence materials through feasibility periods for land acquisitionsReview subdivision development agreements, environmental reports and soils studies as neededGenerate financial proforma model projections for proposed communitiesPrepare asset committee land approval request submittalsCreate budgets, cashflows and schedules related to land acquisitionsCoordinate front-end activities with architecture, purchasing and construction to ensure timely project executionKeep abreast of local market land transactions for multi-family and purposed single family for rent communitiesProactively advise the VP of Land of potential problems and proposed solutionsWork with land development team as needed ensuring a clean handoff of projects to vertical constructionProactively advise both the Division President and BTR leadership of potential problems and proposed solutionsPerform other duties as assigned What you will need: (competencies, behaviors & attributes)

Bachelor's degree in Business, Planning, Architecture or Civil EngineeringMinimum five years of experience in land acquisition, entitlements and developmentExperience in multi-family or single-family environments preferredInvolvement with higher density zoning, entitlements and development highly preferredLocal land market and municipal knowledge highly preferredComputer proficiency of Excel, Project, Word and OutlookAbility to anticipate possible obstacles and propose favorable solutionsStrong work ethic, self-starter, and commitment to implementation and execution of BTR playbook strategyConcise writing and public speaking/presentation skills are desirable for reporting to internal and external customers FLSA Status: Exempt
