JOB SUMMARY: The Quality Assurance Specialist I is responsible for the accurate, timely, and compliant preparation, issuance, and quality review of the initial mortgage disclosure package, including the Loan Estimate and all other required regulatory disclosures due within three business days of receipt of a new loan application. This role also manages Changes in Circumstance in accordance with TRID and applicable federal and state regulations. The position ensures adherence to TRID, RESPA, TILA, and other applicable regulations while supporting Seacoast Bank's commitment to transparency, accuracy, and exceptional customer service throughout the mortgage lifecycle.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Prepare and issue the initial disclosure package including the Loan Estimates and other regulatory disclosures.

• Manage Changes in Circumstance and ensure timely, compliant re-disclosures.

• Confirm accuracy of fees, credits, and cash-to-close figures prior to disclosure issuance.

• Ensure compliance with TRID, RESPA, TILA, ECOA, HMDA, MDIA, BSA/AML, FACTA, and FCRA requirements.

• Maintain accurate disclosure records and audit trails within the Loan Origination System (LOS).

• Identify, document, and communicate compliance issues or trends to management and compliance partners.

• Support audits, regulatory exams, and process improvement initiatives.

• Adheres to Seacoast Bank's code of conduct.

EDUCATION and/or EXPERIENCE:

• High School Diploma or equivalent required.

• Three to five years of mortgage operations experience, including disclosure preparation, closing, or quality assurance.

• Demonstrated knowledge of TRID and mortgage disclosure regulations.

• Experience with Loan Origination Systems and Microsoft Office Suite.

• Strong attention to detail and commitment to accuracy.

• Excellent written and verbal communication skills.

• Ability to manage multiple priorities and meet strict regulatory deadlines.

• Strong analytical, organizational, and problem-solving abilities.

• Ability to work independently and collaboratively in a fast-paced environment.
