The Inventory Recovery Specialist is responsible for managing all eligible delinquent mortgage and maintenance accounts through all stages of foreclosure (judicial and non-judicial). Some of the primary responsibilities of this role are, conducting title searches via review of public records to validate chain of ownership and lien position, auditing real estate documents (e.g., Warranty Deeds, Assignments, Satisfactions, Quitclaim Deeds, Deeds-in-Lieu) for accuracy and intent, identifying and resolving document deficiencies, and preparing and e-recording legal documents, while ensuring all work meets regulatory and internal standards, including state and federal guidelines, SOX controls, PII protection, and departmental turnaround times, with a strong emphasis on accuracy and compliance.

ESSENTIAL DUTIES:

• Conduct title searches to ensure proper chain of title; make recommendations to clear title issues. Prepare legal documentation (Notice of Default, Liens, Foreclosure Deeds etc.) for each stage of the process and closely coordinate activity with vendor/attorney to ensure timelines are met. Identify document deficiencies and communicate corrective actions. Track and adhere to state and county judicial/non-judicial foreclosure guidelines and timelines. Ensure County and State recording requirements are adhered to.

• Maintain integrity of data in multiple tracking structures. Successfully navigate all HIVC systems. Confirms reporting is accurate and adjusts/amends as needed. Scans documentation into imaging system.

• Assist other disciplines within the team to provide support and backup as needed.

• Performs administrative functions when required such as copying, filing, sorting and scanning.

REQUIREMENTS:

• Associates Degree (desired)

• Proficiency in Microsoft Office

• Timeshare and/or Title related experience (2+ years desired)

• Florida Title Agent license desired but not required

• Ability to organize and analyze data

• Ability to accurately type 50 wpm

• Ability to communicate, both orally and in writing.

• Attention to detail required

• Flexible to work outside of departmental operating hours.

• This position requires you to work at the corporate office in Orlando 4 days a week. Mon - Thurs.
