This role is responsible for providing professional leadership and administration for Highstreet's growing portfolio of strata communities, ensuring they are well managed, financially sound, and are places owners are proud to call home.

THE OPPORTUNITY

As the Strata Manager, you will provide leadership and professional administration for assigned strata corporations. Working closely with Community Coordinators, Strata Councils, homeowners, trades, and service providers, you will ensure each community operates efficiently, remains financially healthy, and delivers an exceptional ownership experience.

Specific duties include, but are not limited to, the following:

• Provide leadership and day-to-day administration for assigned strata corporations.

• Prepare and monitor annual operating budgets while reporting on financial performance and budget variances.

• Build collaborative relationships with elected Strata Councils and provide professional guidance on governance and operations.

• Chair monthly Strata Council meetings and Annual General Meetings, as required.

• Partner closely with Community Coordinators, who serve as your on-site operational resource, to ensure communities are maintained to Highstreet's standards.

• Obtain competitive quotes and coordinate contracted services including landscaping, cleaning, preventative maintenance, and specialty trades.

• Develop and maintain a network of qualified vendors and trade partners.

• Oversee the collection of strata fees and administration of financial records.

• Prepare and execute strata documentation, correspondence, notices, and required forms.

• Administer bylaw enforcement, including communication and violation notices where necessary.

• Serve as the primary liaison between homeowners, Strata Councils, developers, contractors, and internal teams.

• Identify opportunities to improve operational processes, increase efficiency, and enhance the homeowner experience through Highstreet's culture of continuous improvement.

• Continuously look for ways to strengthen relationships, improve communication, and create communities where people are proud to live.

REQUIRED EXPERIENCE

• Licensed Strata Manager in British Columbia.

• Previous strata management experience is preferred.

• Strong understanding of strata governance and the Strata Property Act.

• Experience managing budgets and financial reporting.

• Strong customer service and administrative background.

• Excellent computer skills, including proficiency with Microsoft Office Suite.

• Valid Class 5 driver's license and reliable transportation.

Additional requirements:

• Satisfactory criminal record and credit check.

Compensation Package:

Annual Salary: $80,000-$105,000 – dependent on experience

Annual Bonus: Highstreet pays an annual bonus based on company performance. A typical bonus for a Community Leader is approximately 14% of annual salary. Determined annually, the bonus could be higher or lower, depending on performance results.

Investment Opportunity: Highstreet encourages all employees to share in our success by offering the opportunity to invest in the projects we build and operate. To encourage employee investment, Highstreet matches employee investment at 50%, up to 20% of annual salary (i.e. for every $1 invested by the employee, Highstreet invests $0.50 on the employee's behalf). The investments are TFSA and RRSP eligible. $80,000-$105,000 - dependent on experience
