*I. POSITION OVERVIEW*
Conkrite Capital is seeking a *Licensed Condominium Manager* to oversee a small portfolio of condominium properties in the Ottawa area. This is a part?time role ideal for a professional who holds a valid CMRAO licence (Limited or General) and is looking to supplement their income while contributing to a growing, service?focused management team.
The successful candidate will be responsible for day?to?day operations, board communication, financial oversight, and light maintenance/handyman tasks. You must have *your own vehicle and a valid driver?s licence*, as travel between properties is required.
*II. KEY RESPONSIBILITIES*
*A. Condominium Management & Board Relations*
* Serve as the primary point of contact for assigned condominium boards, owners, and residents. * Facilitate and attend Board of Directors meetings; prepare meeting notices, agendas, reports, and minutes. * Provide professional guidance to boards on matters relating to the _Condominium Act, 1998_, CMRAO requirements, and operational best practices. * Prepare clear, professional written communications, budgets, and reports on time.
*B. Financial & Administrative Management*
* Review monthly financial statements; assist with budget preparation and reserve fund planning. * Manage owner contributions to common expenses and oversee accounts receivable/payable. * Ensure properties are managed in accordance with the _Condominium Act_, Board directions, and management agreements. * Maintain accurate records and documentation in compliance with CMRAO standards.
*C. Operations & Maintenance (Including Handyman Duties)*
* Conduct regular site inspections to assess maintenance needs and ensure high standards of property upkeep. * Perform *small handyman repairs* as needed, including: * Minor plumbing (e.g., unclogging sinks/toilets, replacing faucets) * Basic electrical (e.g., changing light fixtures, resetting breakers) * Drywall repair, painting, and general carpentry * Lock changes and hardware replacement * Oversee contractors and third?party service providers; manage the RFP process for larger maintenance projects. * Respond to resident complaints and maintenance requests promptly.
*D. Compliance & Safety*
* Ensure compliance with applicable Federal, Provincial, and Municipal Acts and Codes (e.g., TSSA, Building & Fire Codes). * Support fire safety, insurance, contract, and building compliance follow?ups. * Implement and oversee emergency management plans.
