Are you dependable, hands-on, and experienced in property maintenance? RHF is seeking a Property Maintenance Technician to help maintain Esperanza Apartments, an 84-unit senior residential community in Seattle, WA.
This position supports daily property operations by maintaining building systems, completing repairs and work orders, preparing apartments for new residents, and helping keep the property safe, clean, and well-maintained. The ideal candidate is reliable, service-oriented, and able to respond effectively to maintenance needs while providing excellent customer service to residents.
What You'll Do
As our Property Maintenance Technician, you will:
• General Maintenance: Perform routine inspections, maintenance, and repairs involving HVAC, plumbing, electrical, carpentry, and other building systems.
• Emergency Response: Respond to maintenance requests and emergencies, including after-hours calls, weekends, and holidays, as needed.
• Preventative Maintenance: Perform scheduled preventative maintenance to help maintain equipment and building systems.
• Unit Turnovers: Prepare vacant apartments for new residents, including cleaning, painting, and completing necessary repairs.
• Safety & Compliance: Follow safety procedures, conduct safety checks, and support compliance with applicable building codes and regulations.
• Grounds & Property Upkeep: Maintain the exterior of the property, including landscaping, snow removal, and general grounds upkeep.
• Work Orders & Records: Complete work orders and maintain accurate records of repairs, maintenance activities, supplies, and equipment.
• Team Collaboration: Work closely with the Property Manager and site team to prioritize and complete maintenance needs.
• Customer Service: Respond to resident concerns and maintenance requests in a professional, courteous, and timely manner.
Qualifications
• 1–2 years of building or property maintenance experience.
• Knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance.
• Ability to troubleshoot maintenance issues and use common maintenance tools and equipment.
• Relevant certifications, such as EPA or HVAC certifications, are a plus.
• Ability to work independently and as part of a team.
• Strong communication and customer service skills.
• Must be available for on-call duties, including weekends and holidays, as needed.
• Must successfully complete required pre-employment screening.
Physical Requirements
• Ability to lift and carry up to 50 pounds.
• Ability to stand, walk, bend, kneel, and perform physically demanding maintenance tasks.
• Ability to climb ladders and safely access areas requiring maintenance.
• Ability to work indoors and outdoors in varying weather conditions.
