Job Description
We are seeking a highly capable Senior Quantity Surveyor & Cost Controller to join a landmark €100M hospitality construction project and play a central role in protecting the project’s financial performance. This is a high-impact position for someone who combines strong construction cost control experience with commercial judgment, analytical discipline, and the ability to bring clarity to a complex, fast-moving development environment.
The Senior Quantity Surveyor & Cost Controller will be responsible for reconstructing, updating, and maintaining the project budget, while continuously monitoring construction costs, new offers, procurement decisions, variations, overruns, and forecast final cost. The role will work closely with the Site Engineer and the Project Financial Controller, acting as the bridge between site progress, commercial commitments, and financial reporting.
The ideal candidate will not simply track numbers, but will actively help the project leadership understand where the budget stands, where risks are emerging, and what decisions are required to keep the project financially controlled. Experience with construction management platforms such as Ingenious Build or similar systems is highly desirable.

Responsibilities
• Reconstruct, update, and maintain the full project budget across all construction cost categories.
• Create and manage a clear cost control structure by cost code, work package, contractor, supplier, and project phase.
• Track daily or frequent construction cost movements, including new offers, commitments, actual costs, variations, and overruns.
• Assess the cost impact of contractor and supplier offers against the approved budget.
• Verify all quantities and works on site before any payment is certified (verify-before-pay).
• Prepare Bills of Quantities, tender documentation, interim valuations and final accounts; assess, negotiate and settle contractor claims and variations.
• Own the variations and change-order register, acting as the owner’s commercial lead towards the General Contractor.
• Monitor budget deviations, forecast final cost, and highlight potential risks early.
• Work closely with the Site Engineer to validate scope changes, site progress, technical updates, and variation impacts.
• Work closely with the Project Financial Controller to align budget tracking, invoices, cash flow, commitments, and financial reporting.
• Prepare clear weekly and monthly cost reports for project leadership and ownership.
• Maintain visibility over committed costs, actual costs, pending costs, contingency usage, and forecast cost to complete.
• Support procurement, value engineering, and commercial decision-making with accurate cost analysis.
• Help maintain the project cost control system within Ingenious Build or a similar construction management platform.
Key Performance Indicators
• Forecast final cost accuracy and monthly variance to approved budget
• Payment certifications verified before approval — 100%
• Variation / change-order register closure time
• Weekly and monthly cost reports issued on time
• Savings identified through value engineering and commercial negotiation
Candidate Profile
We are looking for a detail-oriented, commercially minded construction cost professional who can bring structure, accuracy, and discipline to a major hospitality development. The ideal candidate will have experience in large-scale construction projects and will be comfortable working with site teams, finance teams, contractors, suppliers, and senior stakeholders. They should be able to challenge numbers, identify cost exposure, organize fragmented information, and translate complex cost data into clear management insights. This role is well suited to someone with a background as a Senior Cost Controller, Quantity Surveyor, Cost Manager, Commercial Controller, Project Controls Specialist, or similar role.
Experience and Skills
• Proven experience in construction cost control, quantity surveying, project controls, or commercial management.
• Experience on large-scale construction projects, ideally hospitality, hotel, resort, mixed-use, luxury residential, or complex real estate developments.
• Strong ability to rebuild, restructure, and manage project budgets.
• Excellent understanding of construction cost codes, contracts, procurement, variations, claims, commitments, and final account forecasting.
• Degree in Quantity Surveying, Civil Engineering or a related field; RICS / AACE membership is a plus.
• Advanced Excel and strong analytical/reporting skills.
• Experience using construction management or cost control software. Experience with Ingenious Build is a strong advantage.
• Strong communication skills and ability to work with both site and finance teams.
• Native Greek language required.
• Greek or EU passport holder required.
• Approximately 20%–40% travel to the construction site (Mykonos)
• Eligibility: Greek or EU passport holder
• Software preference: Ingenious Build or similar construction management platform experience preferred
• Engagement: Contractor / freelance basis preferred — fee based on experience and scope
