About this role
Primary Function: The Estimator will be responsible for determining the cost of construction projects including large project changes on site in either Columbia, SC or Charlotte, NC.
Responsibilities:
• Determines and collaborates with the preconstruction team to determine scope of project(s).
• Ability to read and interpret plans and specifications as well as identify discrepancies.
• Designs, implements, and maintains cost estimating and subcontractor/supplier database(s).
• Accountability and responsibility for construction cost estimates and/or bid.
• Subject matter expert as it relates to cost estimating.
• Responsible for soliciting the subcontractor and material supplier bids and follow through.
• Collaborates with preconstruction team members in the preparation of contracts and subcontracts and the negotiation of revisions, changes, and additions to contractual agreements with general contractors, architects, clients, and suppliers.
• Collaborates with other team members to develop the project schedule and the company’s corresponding cost for equipment, supervision, and labor costs.
• Proactively manage all the variables necessary to stay on track for successful bid execution or cost estimation.
• For design-build projects, work with the design-build team in the refinement of project scope and price while collaborating with the assigned Project manager who will be responsible for the development and execution of the design-build schedule.
• Proactively collaborates with other team members in development and execution of presentation of proposals.
• Knowledge of current applied techniques in project estimating from conceptual state to final detailed estimating.
• Knowledge of building construction, materials, and methods.
• Leads preconstruction efforts to respond to RFQs or RFPs.
• Ability to develop conceptual estimates for projects from incomplete information relying on experience with projects of a similar nature.
• Comfortable working under the pressure of a deadline and managing many variables simultaneously.
• Develops subcontractor/supplier interaction/relationships.
• Actively involved in local/state/national estimating organizations (when requested).
• Knowledge of M. B. Kahn’s Safety Program and OSHA guidelines. Complies with Company policies, procedures, and standards.
• Promotes integrity, honesty, hard work, safety, and quality throughout all aspects of the project and is a professional representative of M. B. Kahn.
• Performs additional assignments as directed by management or as required for successful project completion.
Required Skills/Abilities:
• Proficient in all aspects of Cost Estimator.
• Thorough understanding and proficient use of Microsoft Word, Excel, PowerPoint and Project, On-Screen Take-Off Program(s).
• Naturally analytical and able to visualize two dimensional drawings in three dimensions.
• A natural mathematician, instinctively comfortable with numbers.
• Ability to develop formal written proposals.
• Demonstrates excellent organizational, interpersonal, and communication skills both written and verbal.
