About this role
The Marketing Specialist for Acquisitions supports Phillips Edison’s acquisition growth strategy through market research, lead generation, CRM management, broker and owner outreach, email marketing campaigns, pipeline development, and LLMO initiatives. Reporting to the Senior Marketing Manager of Demand Generation, this role serves as the primary marketing partner to the acquisitions team, helping identify opportunities, grow industry relationships, support prospecting efforts, and enhance PECO’s visibility among brokers, owners, developers, and other acquisition sources.
The ideal candidate combines research, marketing, CRM, and analytical skills to proactively uncover potential acquisition opportunities, strengthen contact data, measure engagement, and support the acquisitions team with timely insights and follow-up opportunities. The role works closely with acquisitions leadership, regional acquisition managers, and cross-functional teams to advance PECO’s acquisition pipeline and long-term growth objectives.
Key Responsibilities Acquisition Lead Generation & Prospecting
• Develop and support lead generation strategies to identify potential acquisition opportunities aligned with PECO’s investment criteria.
• Research shopping centers, owners, brokers, developers, and off-market opportunities across target markets.
• Build and maintain acquisition prospect databases, including ownership information, broker contacts, and relevant property details.
• Identify new broker relationships and target audiences to expand acquisition sourcing efforts.
• Monitor ownership changes, portfolio dispositions, market activity, redevelopment opportunities, and other indicators that may signal acquisition potential.
Email Marketing, CRM & Pipeline Development
• Develop and execute targeted email campaigns to brokers, owners, developers, and industry contacts aligned with acquisition priorities.
• Build and maintain segmented contact lists within HubSpot and other CRM platforms.
• Create and manage automated email sequences designed to generate acquisition opportunities and broker engagement.
• Monitor email performance metrics including opens, clicks, engagement, and conversion activity.
• Identify highly engaged contacts and support follow-up efforts by the acquisitions team.
• Support acquisition pipeline growth through strategic outreach initiatives and data-driven prospecting efforts.
• Maintain data integrity and contact management standards across acquisition databases.
• Assist with CRM automation, workflow development, and reporting enhancements.
Market Intelligence & Research
• Conduct market-level research to support acquisition priorities and geographic expansion strategies.
• Track demographic, retail, tenant, competitive, and ownership trends within target markets.
• Develop market snapshots and acquisition intelligence reports for acquisitions leadership.
• Maintain dashboards tracking prospect activity, market opportunities, outreach engagement, and acquisition pipeline metrics.
• Use AI tools and data platforms to uncover emerging trends, property targets, and sourcing opportunities.
Website, Digital Marketing & LLMO Support
• Assist in the development and maintenance of acquisitions-focused website content, landing pages, and market-specific information.
• Support LLMO initiatives to improve visibility among owners, brokers, and developers researching acquisition partners.
• Coordinate updates to acquisitions-related digital content and ensure information remains current, accurate, and aligned with PECO’s acquisition criteria.
• Support digital strategies that position PECO as a preferred buyer in the grocery-anchored shopping center sector and ‘Everyday Retail’ sector.
Content & Acquisitions Support
• Assist with researching and developing acquisition-related content that supports PECO’s target markets, investment criteria, and acquisition strategy.
• Gather data, market insights, ownership information, and research findings to support acquisitions team outreach and decision-making.
• Support content updates for acquisition campaigns, landing pages, market summaries, and internal acquisition resources.
• Help ensure acquisitions messaging is consistent across email, website, CRM, and digital channels.
AI & Innovation Initiatives
• Leverage AI tools to improve prospect identification, market analysis, research workflows, and reporting efficiency.
• Evaluate new technologies and data sources that may enhance acquisition sourcing efforts.
• Support company initiatives related to AI, market intelligence, digital visibility, and innovation.
Qualifications Required
• Bachelor’s degree in Marketing, Real Estate, Business, Communications, or related field.
• 2–3 years of experience in commercial real estate, marketing, research, acquisitions, or business development.
• Strong analytical, research, and project management capabilities.
• Experience with CRM systems; HubSpot experience preferred.
• Proficiency with Excel, PowerPoint, and reporting or data visualization tools.
• Strong written and verbal communication skills.
Preferred
• Experience in commercial real estate acquisitions, brokerage, research, or investment sales.
• Familiarity with CoStar, LoopNet, Crexi, Placer.ai, or similar platforms.
• Experience using email marketing to support business development
• Experience using AI tools for research, content support, reporting, or workflow automation.
