Overview

The Project Manager - Mechanical Engineer primary responsibility will be to support the design, construction, commissioning, and ongoing performance of commercial building systems. Skilled in HVAC, plumbing, refrigeration, plan review, field inspections, BMS coordination, and contractor management. The Project Manager - Mechanical Engineer will be focused on ensuring code compliance, operational reliability, and long-term equipment performance while partnering with cross-functional teams to support Buc-ee’s high standards and continued growth.

The essential job functions include, but are not limited to:

• Plan review — Review mechanical, HVAC, plumbing, and refrigeration plans for accuracy, code compliance, and trade coordination; flag conflicts and errors before they reach the field. This includes: • Verifying designs meet Buc-ee's standards and specifications (equipment, layout, performance criteria). • Identifying and confirming design changes driven by local regulatory or environmental conditions — e.g., jurisdiction-specific energy/mechanical codes, water-use restrictions, and permitting requirements. • Accounting for climate/site-driven design impacts — high ambient temperature derating on HVAC and refrigeration, condenser sizing, and equipment performance in extreme heat/arid conditions. • On-site inspections — Conduct field inspections to verify installed mechanical systems match approved plans and specs; document deficiencies and track them to resolution. • BMS coordination — Coordinate building management system (BMS) scope, controls sequences, and integration issues with TEAMS (our BMS host/management vendor) and other stakeholders. • Test & Balance (T&B) management — Manage T&B contractors; verify airflow, water balance, and system performance meet design intent; review and approve T&B reports. • Post-opening system monitoring — Monitor mechanical system performance after grand opening; identify underperforming or failing equipment early. • Subcontractor coordination on fixes — Coordinate with subs to scope, schedule, and verify corrective work on any post-opening deficiencies or warranty items. • Cross-functional support & lifecycle projects — Partner with cross-functional teams (operations, maintenance, facilities) on system performance issues, unusual or abnormal maintenance problems, and special projects. Support long-term equipment replacement planning — e.g., replacing aging refrigeration cases running outdated refrigerants with CO2 systems. • It is an essential function of this job for the employee to work in office/in the employee’s assigned work site. No remote work is available

The position requirements include, but are not limited to:

• Bachelor's Degree preferred - Mechanical Engineer required

• 5+ years of commercial construction experience required

• Strong verbal and written communication skills a must
