The ideal candidate will assist the Assistant General Manager in the effective building maintenance of Alexandra Point.</p></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H2 style="font-size:1.0em;margin:0.0px"><b>Job Description</b></H2> </div><div><ul> <li>Optimise operations of the building’s equipment and systems</li> <li>Negotiate and manage effective building maintenance service contracts and services required</li> <li>Identify, initiate and execute special projects to improve and enhance the building’s operations</li> <li>Liaise with Government bodies/ Consultants/ Architects/ Contractors on building matters</li> <li>Plan and budget for the building’s operations</li> <li>Plan and execute capex and adhoc works which includes calling quotations/tenders, evaluating, recommending and putting up approving paper for management approval</li> <li>Ensure operations are in accordance with procedure and all regulatory requirements</li> <li>Ensure timely renewal and replacement of term contracts, ISO certifications, building and regulatory licenses</li> <li>Lead and supervise the Maintenance & Engineering team</li> <li>Optimise manpower deployment and their performance</li> <li>Supervise and lead the team on tenancy work for Fit Out, Renovations and Reinstatement in accordance with requirements</li> <li>Identify, develop and review staff’s training needs, skills and develop staff’s potential</li> <li>Supervise and uphold company’s policies and procedures to ensure compliance, safety, security and welfare of staff</li> <li>Counsel and coach staff when performance do not meet required standards</li> <li>Take on role of Fire Safety Manager, if required or appointed (where applicable)</li> <li>Ensure timely submission of management, budget, adhoc and Authorities reports.</li> <li>Assist on obtaining/ maintaining various building certification, including but not limited to Green Mark, Wiredscore and Smartscore.</li> <li>Any other tasks assigned by immediate supervisor/ management</li> </ul></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="font-size:16.0px;word-wrap:break-word"><H2 style="font-size:1.0em;margin:0.0px"><b>Key Qualification</b></H2> </div><div><p><strong>Technical Competencies</strong></p> <ul> <li>Building maintenance and facilities management</li> <li>Strong Mechanical & Electrical (M&E) systems knowledge preferred</li> <li>Project management</li> <li>Contract and vendor management</li> <li>Budgeting and cost control</li> <li>Regulatory compliance</li> <li>Fire safety management</li> <li>Sustainability and smart building initiatives</li> </ul> <p><strong>Leadership Competencies</strong></p> <ul> <li>Team leadership and people management</li> <li>Coaching and staff development</li> <li>Stakeholder management</li> <li>Negotiation skills</li> <li>Problem-solving and decision-making</li> </ul> <p>#LI-FPLPRO</p></div></div></div>
