The Opportunity: The Housekeeping Department within Facilities and Business Operations is seeking a Floor Care Specialist to serve as a technical specialist in advanced floor care and surface restoration, responsible for maintaining, diagnosing, and restoring a wide variety of flooring systems across campus. The role involves independently assessing floor type, condition, and failure points, developing and executing the appropriate maintenance or restoration process at the correct frequency.

This position operates with a high level of autonomy and is expected to function in a “set-and-execute” capacity, requiring minimal direction once assignments are received. The incumbent is expected to demonstrate expertise beyond basic equipment operation, including chemical selection, system compatibility, coating applications, and corrective/restorative techniques. Responsibilities include advanced flooring systems such as VCT, terrazzo, tile, specialty coatings (e.g., aliphatic urethane), and restroom surface restoration systems. The Floor Care Specialist will also support project work including but not limited to light pressure washing, window cleaning, deep cleaning and carpet care. In addition, this position supports fulfillment and/or assignment of work requests in the Integrated Work Management System (IWMS) and will support the operation as needed with training, etc. This position also operates transport and utility vehicles to support daily work and movement of floor equipment.

The ideal candidate is a flexible, team-oriented professional who supports the department's mission through excellent service and collaboration. This position is expected to assist with departmental operations, university events, emergencies, and special projects as assigned. The Floor Care Specialist possesses an elevated skill set and will oversee operational execution in absence of the Zone Manager. Success in this role depends on the ability to work effectively with a variety of individuals, adapt to changing priorities, and contribute to the overall success of the university.

Classification Title: Custodial Specialist III

Responsibilities:

• Perform advanced floor care services, including stripping, sealing, waxing/finishing, burnishing, carpet extraction, and restorative cleaning on a variety of floor surfaces.

• Assess floor types and conditions to determine the appropriate cleaning methods, products, and restoration techniques.

• Execute preventive maintenance schedules based on floor material, traffic levels, and environmental conditions.

• Apply specialty floor coatings, sealers, and protective finishes while ensuring proper surface preparation and curing.

• Restore restrooms, fixtures, and other surfaces to maintain a clean, safe, and professional appearance.

• Diagnose and correct floor care issues such as finish failure, staining, discoloration, chemical damage, and improper coating application.

• Develop and perform corrective restoration plans to return flooring to established quality standards.

• Operate, maintain, and properly store specialized floor care equipment and tools.

• Plan and prepare floor care projects, including equipment setup, material selection, safety measures, and customer notifications.

• Monitor inventory of floor care equipment and supplies and coordinate replenishment needs with the Zone Manager.

• Provide technical guidance and hands-on training to team members on floor care procedures, equipment operation, and standard operating procedures.

• Complete and update work orders using the Integrated Workplace Management System (IWMS), including reporting maintenance deficiencies as needed.

• Ensure all work meets established cleanliness, safety, and quality standards while protecting university assets.

• Support daily operations and assist with maintaining productivity in the absence of the Zone Manager.

• Participate in departmental meetings, training sessions, and other professional development opportunities.

• Contribute to a high-performance work team by promoting collaboration, accountability, and continuous improvement.

• Perform other related duties as assigned.

Minimum Qualifications: Completion of 9th grade and 4+ years of relevant experience or an equivalent combination of education and experience pursuant to Fla. Stat. 112.219(6).

Preferred Qualifications:

• Experience performing advanced commercial floor care, including stripping, refinishing, burnishing, carpet extraction, and restorative floor maintenance.

• 3+ years of experience in a custodial, janitorial, or similar physical role.

• Experience working with multiple flooring types such as VCT, LVT, terrazzo, tile, and concrete.

• Experience with organizing resources and ensuring that work productivity and service meet UCF quality assurance standards.

• At least one year of leadership, or lead worker experience, including training, coaching, and motivating team members.

• Knowledge of safety regulations and proper use of EH&S-approved chemicals, including familiarity with OSHA and applicable federal/state safety requirements.

• Effective communication skills in English in order to work with customers and team members, operate electronic equipment (including iPad for IWMS), and utilize telecommunication devices.

Special Instructions to the Applicants: New hires selected for this position at the University of Central Florida can expect to be offered the base hourly rate for the role. Compensation is determined in alignment with UCF’s pay structure and internal equity considerations.

This position is eligible for 5% Shift Differential Pay of the pay range minimum.

May be required to participate in respiratory, medical examination, and training in use of respirators.

Position requires a valid Class E driver’s license. This position may involve driving to various locations on and off campus to conduct University business.
