*Superintendent ? Residential Condo Building* _Full?time ? On?site ? Monday?Friday 8AM-4PM / Emergency After hour calls _
Role snapshot
You will be the on?site go?to for building maintenance *and*daily cleaning, coordinating contractors, repairs, and keeping common areas in top shape. The position is full?time, five days a week.
Key responsibilities
*Maintenance & Operations*
* _Triage issues_?? assess problems, decide next steps, schedule and confirm contractor work. * _General repairs_?? painting, drywall, doors, locks, garage doors, alarm resets, etc., with routine walk?through inspections. * _Trade coordination_?? act as on?site contact for vendors (Bell, Rogers, etc.) and maintain a detailed work log. * _Move?ins/outs_?? hang elevator pads, monitor movers, and inspect common areas afterwards. * _Emergency response_?? tackle leaks, elevator or HVAC failures, and support police/EMS/fire when needed. * _Scheduled maintenance_?? oversee contract work and routine testing. * _Seasonal tasks_?? follow the condo?s annual calendar (snow/ice control, outdoor furniture, heating cables, hose storage, etc.). * _Security & inventory_?? assist gatehouse, manage fobs, and keep supplies well?stocked yet lean.
*Cleaning & Grounds*
* Weekly garbage/blue?bin removal using a shared tractor and wagon. * Daily cleaning of lobbies, corridors, elevators, garage and other common areas (full Schedule?B provided to shortlisted candidates).
What you bringMust?haveAssetAbility to operate a small tractor for refuse removal Relevant trade licences Broad handyman skills; familiarity with multiple trades Condominium or hotel maintenance backgroundStrong spoken & written English; calm, professional under pressure Building?systems knowledgePrevious experience in a similar roleBondable & insured; comfortable carrying master keys and entering suites during emergencies
You?ll report directly to the off?site Property Manager and liaise with the condo board as required.
Pay: From $24.00 per hour
