<div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="word-wrap:break-word"><H2 style="margin:0.0px"><b>Job Summary</b></H2> </div><div><p>Drive end-to-end residential design management to deliver high-quality living spaces that meet market needs, optimize cost, and support the overall success of the One Bangkok development.</p></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="word-wrap:break-word"><H2 style="margin:0.0px"><b>Job Description</b></H2> </div><div><ul> <li>Lead <strong>design management and project coordination</strong> for residential components within the One Bangkok Project (e.g., condominium, serviced apartments) during design and construction stages</li> <li>Coordinate with Project Managers, consultants, and internal teams to ensure <strong>design quality, cost control, and timeline adherence</strong></li> <li>Work closely with Business Development and Marketing teams to ensure designs align with <strong>target market, product positioning, and customer expectations</strong></li> <li>Develop and enhance <strong>design standards, guidelines, and specifications</strong> for residential projects (unit layouts, common areas, facilities, etc.)</li> <li>Support submission processes and coordinate with relevant authorities for <strong>approvals and permits</strong></li> <li>Manage and respond to <strong>Requests for Information (RFI)</strong> during construction</li> <li>Review design drawings and initiate <strong>Change Management Requests (CMR)</strong> where necessary</li> <li>Coordinate with construction teams to resolve <strong>site issues and design-related challenges</strong></li> <li>Conduct <strong>design reviews and value engineering</strong> to optimize cost and functionality without compromising quality</li> <li>Review and manage documentation through systems (e.g., Unifier) to ensure timely responses and approvals</li> <li>Perform other ad-hoc tasks related to residential design and project delivery</li> </ul></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="word-wrap:break-word"><H2 style="margin:0.0px"><b>Key Qualification</b></H2> </div><div><ul> <li>Bachelor’s or Master’s degree in Architecture</li> <li>Minimum 5 years of experience in <strong>residential real estate / property development / design consultancy</strong></li> <li>Strong <strong>project management and coordination skills</strong>, with ability to meet deadlines</li> <li>Understanding of <strong>residential design standards</strong>, space planning, and user experience</li> <li>Proficient in AutoCAD, PowerPoint, Excel, and Word</li> <li>Good command of English (both spoken and written)</li> </ul></div></div></div>
