The ideal candidate will be responsible for ensuring that all building systems, services, and operations comply with local regulations and function efficiently and safely.</p></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="word-wrap:break-word"><H2 style="margin:0.0px"><b>Responsibilities</b></H2> </div><div><p><span style="text-decoration:underline"><strong>Key Responsibilities</strong></span></p> <p> </p> <p><strong>1. Facility Operations</strong></p> <p>· Oversee and manage all aspects of building operations, including M&E systems, housekeeping, security, landscaping, and pest control.</p> <p>· Monitor and ensure performance of contractors and service providers according to contractual obligations and KPIs.</p> <p>· Conduct regular building inspections and audits to ensure cleanliness, safety, and operational efficiency.</p> <p> </p> <p><strong>2. Regulatory Compliance</strong></p> <p>· Ensure all building operations comply with Singapore's Building and Construction Authority (BCA), Singapore Civil Defence Force (SCDF), National Environment Agency (NEA), and other regulatory requirements.</p> <p>· Prepare and manage documentation for mandatory inspections, such as Fire Safety Certificate, Periodic Structural Inspections, Lift and Escalator Maintenance, and Green Mark Certification.</p> <p>· Stay updated on changes in relevant laws and regulations, including Workplace Safety and Health (WSH) guidelines.</p> <p> </p> <p><strong>3. Maintenance Management</strong></p> <p>· Plan and oversee preventive and corrective maintenance schedules for building systems (e.g., HVAC, plumbing, electrical).</p> <p>· Manage asset registers and ensure all equipment is maintained and functioning optimally.</p> <p> </p> <p><strong>4. Budgeting and Cost Control</strong></p> <p>· Assist in the preparation of annual OPEX and CAPEX budgets.</p> <p>· Monitor and control operating expenses within approved budgets.</p> <p> </p> <p><strong>5. Stakeholder & Tenant Management</strong></p> <p>· Serve as the point of contact for residents regarding facilities issues.</p> <p>· Handle feedback and complaints professionally and coordinate resolution in a timely manner.</p> <p> </p> <p><strong>6. Emergency Preparedness</strong></p> <p>· Supports FSM on regular fire drills and provide necessary document as and when required.</p></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="word-wrap:break-word"><H2 style="margin:0.0px"><b>Qualifications & Work Experience</b></H2> </div><div><p>· Diploma in Facilities Management, Building Services, Engineering, or a related field.</p> <p>· Minimum 2–5 years of relevant experience in building/facilities management.</p> <p>· Good knowledge of Singapore’s building regulations and statutory requirements (BCA, SCDF, NEA, WSH Act, etc.).</p> <p>· Familiar with building systems (M&E, HVAC, fire protection systems, lifts).</p> <p>· Proficient in Microsoft Office.</p> <p>· Strong communication, coordination, and problem-solving skills.</p> <p>· Ability to work independently and respond effectively to emergencies.</p></div></div><div style="padding:10.0px 0.0px;border:1.0px solid transparent"><div style="word-wrap:break-word"><H2 style="margin:0.0px"><b>Skills</b></H2> </div><div><p><span style="text-decoration:underline"><strong>Preferred Certifications</strong></span></p> <p>· Green Mark Facility Manager (GMFM)</p> <p>· Fire Safety Manager Certification</p> <p>· WSQ Certified in Workplace Safety and Health</p></div></div></div>
